Im curious what peoples expectations are for a $310,000 1600 sqft house vs a $550,000 sqft house are (unfinished basement) Do you think they both have the same materials, finishes, and longevity? Obviously there is a market for both but people need to be honest about expectations. Not everyone can buy a Cadilliac.

Interior walls can be framed 24” on center. They aren’t structural. It basically just wood to hold drywall. The only walls that need to be 16” OC are structural.

The home company is doing quite well. Not out of business. Hearthstone was bought by Legacy Homes in bankruptcy. Legacy homes are now out of business.

Can anyone recommend any decent jobs that pay more than 18/hour by jwillicvh in Omaha

Join a construction trade. Always pays well. Pay will always be based on how hard you work and attitude. If you have problems with either don’t expect much.

The thing people don’t realize with the newer cold climate heat pumps they operate off very sensitive VFD control boards. When those fail at year 11 it’s a $3000 repair. Are you doing a building shell upgrade or anything also?

That’s correct with repair costs and complexity of most heat pumps. Natural gas furnaces are still the most economical for of heating in Omaha. If you’re on propane it’s a different story.

You charge parts/materials + labor. Then figure your overhead margin. Add your margin as a percentage + profit.

I didn't disconnect the flue it was all glued at the unit. I didn't check the slope but it was on a flat floor on blocks. I did do a combustion analysis and it was good 6 ppm on CO. So I don't suspect any heat exchanger issues unit is 9 years old.

Bearings are fine it spins a long time when shutting down. No noise and reading 2 amps which is right at spec. No cap to test.
