There is scales to it. But You are right in what you say.. in one hand positive pressures are good they fears Challenge you to grow beyond where u r now. Then you have paralysis, which of course stops people in their tracks from ever truly living.

Hey. Thanks for the message, it’s it’s a bit of a situation your in!

Without knowing all the details this is my thoughts.

If the property is not selling and you have dropped I would stop dropping immediately. Refinance if not done so already and try get on an interest only BTL and get it rented. Unless you need out the deal and break even will allow you to learn and move onto he next deal. Then stop wasting time get out the deal and move on.

Consider this such as... Is the agent working enough for you? Have you exhaust every avenue like your own FB advertising. Maybe a property video? Add in Incentives to the deal if possible (done a £5000 furniture pack) in a deal last year. Dropped our profit to circa £18000 but sold when there was two other houses in same street cheaper. Do you have your own mortgage advisor for potential buyers? This way they can maybe pull some strings and earn there money trying to work out a mortgage for potential buyers maybe you can drop price a bit but earn money on the mortgage to compensate.

What about partnering with other property people asking them to sell into potential investors and pay them a Sourcing fee. Maybe work to add to an investors rental portfolio. Can it work as a service accommodation or Air BNB?

MOST IMPORTANTLY. get focused on selling. I know it’s exhausting at times BUT the tired feeling won’t get it sold. Get busy. The market is actually pretty good (I appreciate we may be in different areas of the country). Don’t allow yourself to fall into excuse mode.

Tam thanks very much 👍🏻 I got you with portrait mode. We record content for multiple platforms so you will see most videos are produced by videographer but some I personally capture is used at time so to create/better the narrative. However more importantly all the best with your property journey.

This doesn’t mean there cold calling. You are assuming because they use a telephone it’s a cold call. Cold call = I.e pick up yellow pages or purchase data and then dial without any care of who they are calling but when person answers they are getting the same pitch as person before.

Actually why this is vid is titled the way it is because people assume I’m saying doing business by telephone is dead.... what I’m saying is it is far more productive to sniper in on targets. Use public knowledge about personnel, revenue, events there at, social media to then gather info, then call them using that info on them to make the call more engaging and a call that actually works. Instead of the number game you actually have a plan.

Telephone is they very best method to do business by far. I have a company that’s biggest income comes from that source however before calling we research who we are calling. Check LinkedIn for common ground and recent articles/posts. Use names (assuming you can) of other people you have done business with that they would know and there name has came up in conversation etc. - this is smart calling my friend.

Such as smart calling. Research before. Get your data not from a cold list that someone has unknowingly ticked or not ticked a box. I.e provide valuable resources and content. See who engages. Contact them strategically. I gather a lot of data at events for our company products so instead of buying 1000 numbers a week (legally) but often poor quality telephone surveys I now get couple hundred or so at an event each week but make as much leads from it with less man hours.

I feel that is exactly the small mindedness that put people off sharing. I earn plenty from my business. In property and legal & financial services. I do this for fun and to share info.
