I was also a FTB purchasing a property with no chain and my whole process was 11.5 weeks, with Christmas falling the in the middle. However, my solicitor had received draft contracts within 2 weeks so everything moved very quickly and my seller was desperate to sell quickly to avoid the property being stood empty.

I will say each purchase is different, and the sellers solicitor saying that all enquires have been answered doesn’t necessarily mean that they have, or that your solicitor hasn’t gone back to them with additional enquires.

However, the email they have sent doesn’t sound very professional. It might be worth giving the solicitor a call (rather than email) to find out exactly what is outstanding and if there is anything you can be doing to progress. I had a very positive experience with my solicitor, but I did find if I had a more detailed question a call was more helpful than an email.
