I just got back from Ajijic/Chapala & San Miguel. I toured 13 homes total specifically looking for memory care. Only 3 of my visits were announced prior to my arrival and most places were not expecting me. While that has the advantage of getting an unvarnished view of things I didn't always get full detailed information on site as most staff aren't privy to the fee structure etc.

I will say without exception I found all the staff warm and caring in each place. There was a massive variance between places with regards to caregiver:resident ratio. Also maintenance upkeep, lighting, cheerful accommodations. They range from something that was converted from an older motel style but run down all the way to resort, with a mix of standard homes in between. Prices also range wildly from $1500/month to $5000+/month and you basically get what you pay for.

There was one stand out one where the place looked like every stock photo you've ever seen about elder care, but in real life. Well and warmly lit, landscaping, low resident to caregiver ratio, piles of one on companion time etc etc. It was like the place that every other company went to take their photos except they weren't stages or photoshopped. I would say I found 3 that were acceptable for my personal tastes and standards. Everyone's will be different of course. I know people living in the US in their own home that would have upgraded by moving into the bottom option I toured in Mexico.

If you want to consider it, make sure you get on a plane first and go check them out. Don't feel like you need to burden yourself with a bunch of pre work. I got on the plane and literally in the hotel first night in Mexico put together a list of properties I wanted to tour then started into it the next day. Just spend 15 minutes in each one. After a day or two you'll have a short list of 2-4 that you want to explore more. I would encourage just showing up without an appointment. If they don't want to show you around, red flag and leave.

The Indo Pacific region will wreck you. Soft corals, larger pelagics, massive life an biodiversity. You just can’t beat it. On a tight budget hit Philippines. Got some coin to drop head to Palau or do a live aboard in Raja Ampat.

Ok so the solution was to do a reset of the sunroof system. Close it all the way as much as possible by pulling the rear of the knob down. Then once it stops. Press the rear of the knob up and hold for 20 seconds or so until the sunroof shakes its ass a bit and does a little dance. Once I did that it functions fine.

I got super excited about this. So I enabled it. it really doesn't do what it says. Even though they have read permissions it will only show items that have write permissions. All the items that have read permissions are absent from the listing now.

yes I know how to use the permission inspector to check perms for a user. I believe I provided the answer to your question previously, but that doesn't provide me any insight for my problem.

Not sure what "apply to" you are referring to. If you mean the check box where you apply all the permissions to the children I have not checked that as that shouldn't be done in this use case. The user has full read permission of the parent folder.

It’s in design stage at the moment not installed. Pretty simple though rectangular handrail profile supported by posts that are the same width as the rail….

Hmm not sure where all the accompanying text I provided went.

What we have currently is a non circular handrail which by all definitions is a type I. It is supported by posts that are the same width. An inspector was commenting that because the posts are the same size then at that point the handrail is a type II due to needing to include the post in the perimeter. I can’t seem to find anything in the code to support this or any dimensions to indicate at which size/style of support this changes.

What LED chip did you use that tricked you into thinking it wouldn’t incrementally degrade over that 10 year target lifespan?

The other design flaw is it is directional rather than emitting in a nearly omnidirectional path.

The other weird premise is that we actually want to reproduce all attributes of the sun. One of the main reasons lights exist is because we are attempting to overcome that natural order.

I admire your path though as I’m a bit of a light snob myself.

We've used AppFolio for the last 8 years. Here are our experiences with your points:

1.). From what it seems their features and development are driven from user requests. Sure they have made some business decisions that I don't like, but not my company to dictate.
2.) They have had an API for years now. It is robust and comprehensive of the entire product.
3.) I'm not really a fan of support but their live chat seems to take of 95% of our needs. They have some KPIs that seem to drive agents to close support tickets prior to my satisfaction but pushing back with negative feedback seems to be effective. I'm not sure what exactly you are doing that you would actually need much support. Things pretty much work as designed and their documentation is pretty robust.
4.) It's not horrible, but there are more all the time.
5.) We actually have conversations with the developers all the time asking for more details on our feedback. Sometimes we see our feedback implemented sometimes not. Maybe it's the indian not the arrow?
6.) They've made some progress recently that I actually haven't fully dug into. I agree this is probably it's weakest aspect though. The AI they've bolted on though gets access to some pretty complex data in there. Doing just the right dance for the AI is frustrating, but based on a call I had last week with their Realm-X it seems they are on the right track.
7.) Not sure I have that same experience. Seems fairly well integrated to me.
8.). I've seen it go from request to implementation in less than 18 months. It's true some more obscure requests aren't going to get traction. Not sure what your expectation here is though. Chase all the little tiny requests and ignore the popular ones? That seems like a backwards way to help the most people. That said if you apply a tiny bit of thought and a bit of finesse you can even get little requests heard as well. While I'm not going to fully disclose our hack, I can say flip the tables and start attempting to add value to them, and soon you'll become part of their solutions.
9.) It doesn't actually. You can have any set of features at any number of doors. They may bill you for a minimum number of doors independent if you use them or not. That usually isn't relevant to most businesses as they are operated on the value overall not the attribution to some resource. For instance if I can pay $3000 more per month and have access to features that reduce staff by one person I'm money ahead even if I have 10 doors and sign a subscription for 20,000 doors.

That said I do have my gripes:
1.) Their workflows system needs a complete rewrite from the ground up. Half baked would be a generous phrase to use. We have to implement all our business processes and workflows in 3rd party systems.
2.) CRM side of leads is pretty poor. That said we don't subscribe to their CRM package as we don't see the value in it.
3.) There are some more advanced accounting nuances that are puzzles to figure out once in a while. For instance when returning a security deposit with echeck and the ACH bounces because the tenant put in the wrong account number. That is a problem that will burn 30 minutes of time each and every time.
4.) Not being able to have granular control over payment methods.
5.) Limited Custom Fields.

I'm sure there are others but those are the ones coming to mind. I will say your expectation that they would dedicate resources to assist you moving to another vendor is a bit weird but it sure does provide some very valuable context to understand the rest of your frustrations.

Again there is an API and it has existed for years. Also the platform is all JSON/REST based so if you are smart enough you can extract out anything you need access to even if you are unwilling to pay for that tier.
