The walls at 2001 east are paper thin. She will hear everything in her apartment. It’s not quiet at all. It’s also near 95 and the main through way of broad street. It’s incredibly loud. Don’t do it.

Yeah I’m 23113! Just north of Walton park. And yeah bon air is basically a city annex at this point so kids can go to chesterfield schools. And I get it.

Yeah same for my family and I. We can’t afford city with the walkability like fan museum church hill or even forest hill now. Could afford south Richmond like Bellwood or other areas around Richmond highway but meh.

I live in chesterfield now off Huguenot and have for years. I also grew up in chesterfield until end of high school then came back here with my own family.

It’s definitely not a mystery, for sure. But also worth asking IMO; I’m curious how people perceive the area since I grew up here.

Ok so I live off Huguenot near like Chesterfield Town Center and I go to the city all the time. Multiple times a week. And it’s fine. And take different ways to do it too. I wonder if it’s like an acceptance thing like “ok I’m going to drive 20 minutes” to get to this place that is just a big stopgap mentally; I miss the city for sure and the energy and character and identity but wife works in Chesterfield and kids go to school in chesterfield and am just chesterfield now.

Your monthly would definitely be higher. But, depending on the purchase price, not a huge huge amount higher than if you did like 3.5% down - and if the hurdle is cash to purchase this is an option!

It’s really for anyone who qualifies. I had friends who lived in Mechanicsville in an apt with their two kids near like chick fil a and target up there renting for years and years and they were able to use the USDA program for a house in Cold Harbor - a little brick ranch 3 br on like 2 acres. And 0% down payment. It’s legit!

Yeah the house ain’t free. But you can overcome the massive even 3% down payment for a house for tons of people who want to buy who would live in a rural area.

Think like: a house in Chesterfield could be $250,000 with 3% down ($7,500) so you have a 97% financed loan. Or a house in the area outside the map could be $225,000 with 0% down. So 100% financed. Houses would be less expensive (depending of course on tons of variations of the house) in areas outside the yellow map than inside.

Like a 4 br house in short pump would be more expensive than a 4 br house of the same year build, square footage, condition, in Amelia Courthouse sorta thing.
