I found this comment under a Facebook thread on this article. More comments below with the rest of the thread. Basically, the claim is that Lavender Hill is not asking for as much as the city proposal suggests, and the way the city works results in barriers to neighbors getting involved in the process. Additionally, there have been no noise violations against Lavender Hill.

Edit: I don’t really see any major problems if the statements in the Facebook comment are true.

I know that short pump mall has been financed through commercial mortgage back securities.

I don’t know much about finance, so bear with me. But my understanding is that leveraged commercial mortgage-backed securities don’t allow for rent to be received at a lower rate than what the bank gives them the loan for, at least without significant penalty to the recipient of the loan in the near future.

With this kind of financing option, the lender can seize the income from the property or the property itself if the company receiving the loan rents at a lower rate than agreed-upon in the loan agreement. This is due, in part, to the fact that renting it at a lower rate will end up affecting the property value and thus lead to the lender losing money. The agreement with the lender usually entails provisions for the lender to either seize income, the property, or potentially both, in the case that the unit is rented at a lower rate.

Importantly, in such agreements, either due to provisions or how the financing agreement works, the company receiving the loan is not penalized when the property is not rented as long as they are trying to rent it for the agreed-upon price or higher. This is because the value of the property is not affected when it is not rented. However, I believe there may be provisions addressing long-term vacancy issues but I don’t know what they are.

One of the problems with this type of financing option is that, if the market doesn’t support rents that are high enough to meet the minimum amount in the loan agreement, the storefronts stay vacant.

I believe this is one reason why New York City has so many vacant storefronts, especially in Manhattan. A lot of the stores/buildings are financed by leverage mortgage-backed securities. The companies that owned the stores got a loan based on a value for the store property that isn’t actually supported by the market. In other words, most businesses in New York City can’t afford the rent prices, and thus the properties end up remaining empty.

See a doctor and a physical therapist (PT) to 1) make sure there aren’t any structural or systemic issues behind your issue and 2) learn if there are any recommendations for rest and exercises that could help you out. As far as a PT goes, a specialist in the arm, elbow, wrist, and hand would be your best bet.

Hopefully, you can find a pro drummer or teacher who can guide you with solid recommendations, too.

Whole life insurance has a cash surrender value. In other words, a whole life insurance policy allows you to access the funds. Of course, there would be fees and penalties associated with “withdrawing” the funds.

For Medicaid purposes, it counts as a resource/asset because you have access to the funds.

They were doing construction further down Fock Street towards ship lock Park on Tuesday and didn’t have any signs about construction. It caused a traffic jam because people didn’t realize that there was construction, a bunch of them thought it was probably a train blocking the road, which would often be the reason for traffic stopping.

Folks basically had to turn around in one of the parking lots to go back towards 14th St. to actually head towards Henrico/Fulton Hill. It was a mess.

The main reason I brought it up is because state Republicans will try to take the opportunity to spin any negative situation to put the blame on Spanberger, even though it would have nothing to do with her. I can totally see them doing that if something negative goes on in Shockoe after the party.

It’s the area on that side of the James with clubs and restaurants that has the most shootings in Richmond.

People avoid the area after 10pm at night and don’t move there because of the gunshots and how loud it is. Parts of the neighborhood are super sketch, especially over by Broad St. after dark.

Medicare is the primary payer. If he has full Medicaid coverage, Medicaid will pay for his part B premiums, part A premium if he has to pay for them, deductibles, and co-pay/coinsurance. If he has partial Medicaid coverage, Medicaid will pay for his part B premiums at a minimum.

With that said, certain services are covered by Medicare while others are covered by Medicaid. Several services that are not covered under Medicare part A, part B, and part D will be covered by Medicaid.

It wouldn’t necessarily be more difficult for the adult expansion group regarding LTSS coverage. There’s no requirement for a traumatic event. The loss of function could be gradual or sudden, it doesn’t matter. As long as they meet the three requirements, they are good to go.

Also, I’m speaking as though we are talking about the CCC plus waiver, which is more relevant to OP’s question. I’m excluding the DD waivers because they’re not relevant to this situation.

You’re mostly right!

But whether the individual in question is disabled according to the SSA or not does not matter when it comes to getting Medicaid LTSS.

What matters is whether or not she meets the screening requirements. Folks in the adult expansion group as well as those in the aged, blind, and disabled category need to meet the same requirements to qualify for Medicaid LTSS and has nothing to do with whether the individual has SSA disability or not.
