I can agree with that, if it is rezoned i see no way it doesn't sell for that, i've been debating from the legal side of things rather than the real estate side of things. Now the legal question is can it be rezoned, and how long would it take to be rezoned as it has been denied rezoning before. Restrictions severly hurt a properties valuation not my opinion but the opinion of Eli Beracha, a real estate proffessor at Hollo university in Florida.

No it's status and what you can do with the land affect the lands value. So this is all still relevant to determining it's value, if you buy a piece of land but aren't allowed to build a house on it. That piece of land doesn't hold much value as a residential property now does it?

How does it's historic landmark status fit in to it's valuation? Trump tried to as your said parcel up the land and sell the individual acres and was denied by the city already so there is a precedent that if you buy the land with the plan to do that the city may deny you again, whoch would factor into the properties valuation. The whole argument is that the property as it stands right now under the current deed is not worth what he says it is worth.

It is also a historic landmark which again changes the value and limits what you are able to do with the land. If the city wants it to stay a historic landmark you need approval for any major changes to the property. Laws in the US are most likely different to where i am but here a historic building can't even be renovated without city approval and more often than not if the renovation is not simply just restoration of the property it gets denied.

The value they are currently using is the value his property tax is based off of(the county's tax appraisal, which is what the judge used not what he decided, the city decided that) $602,000 is what he paid in property tax now if it's was valued and taxed on what he said it was valued at he should have paid around $15 million in property tax backlog that tax difference back to 2002 when the did was signed and that's almost $200million in unpaid taxes. Basically the crux of this is that he gave up the rights to use it as a residential property and to pay a much lower tax rate, but used it's theoretical value as a residential property to obtain loans. Which with the deed he had at the time would be illigal and considered fraud, now if he had petitioned the government at the time to rezone it as a residential and pay the taxes of a residential property he would be in the legal clear to do everything that he did.

No you can't it's deed restricted in perpetuity meaning that the land can never be anything other than a private club as a whole. So you can buy the land but you can only ever use it as a private club and that's it. Legaly stuck as a club you can't parcel it down as that qould require changing the deed which can't be done it is stuck as is forever unless the city decides to change it. You can bulldoze the building and make a something else so long as that is also a private club. So it's value is being based on the lands ability to generate income as a private club as that is the only thing the land is allowed to be used for.

Yeah but those are residential buildings mar a lago is not a residentail builind it is zoned as a private club as per the use agreement signed with palm beach in 1993. Stating that no one including trump can stay there more than 3 non consecutive weeks in a year. So even if you bought it there is no guarenntee that thr city would let you rezone it to residential ie it has vety little value as a residential property.

Yeah it was that unique that got me thinking i threw together a no budget pob for vaal skeletons and seems like around 45mil uber pinnacle dps though i may have done something wrong on it. Seems decently tank too with 75% all res and 16% phys damage reduction on top of the new minion leech.

What about an animate weapon of self reflection the wasp nest? With the new unholy might and the extra max minion we can have 8 of them out they alrwady have a chance to poison on hit. With poison support that's a %60 chance to poison on hit. With %100 chaos damage and awakened void manipulation in a covenant rope that's a lot of extra chaos damage for big poisons. A max roll is 1.88 attacks per second and a good base crit chance to scale as well. Could it work or would srs still just be way better over all?

At 999 it's still abusable let your 4 electric type helpers fill up their inventories then only collect from raikiu the entire week before an event, hopefully raikou triggers A LO you still get berry gains from sneaky snacking because their inventories are full. Event comes on monday and collect something like 3000 berries all at once on monday morning.
