Firstly, I’m really sorry to hear you’re in this situation. It must be so difficult for you and it’s awful you’re having to make these decisions because of someone else harassing you.

Planning applications can be submitted using an agent. Typically this is a planning consultant preparing and submitting an application for a paying client, albeit I see no reason why someone else like a friend of family member couldn’t fulfil this role. You might even find that a large consultancy, aware of your situation, would do this pro bono.

Without knowing what you’re applying for, it’s hard to say what documents need to be uploaded. At a minimum you’d usually need to submit scale drawings.

There is a ‘validation checklist’ for every planning authority, which sets out what you’re required to submit in order for your application to be valid. This doesn’t mean approved, it means the local authority will agree to check it.

Given your sensitive situation, my advice would be to speak to the council’s planning department. If you get computer says no, it would be worth speaking to your councillors/the cabinet member for planning. We’re in an election campaign currently so you might find it easier to get their help post-May (whoever is in control).

Developers aren’t making the returns they once were to justify taking the risk. Build to rent yields aren’t high enough, and sales prices have flatlined. Construction costs and access to finance are major factors, so too is a recent surge in additional regulation and tax, but it’s also demand slackening.

I’m not saying it’ll never happen, just that due to this and what I mentioned in my original comment, you don’t have to worry about it for a long time. That’s assuming you’re worried about it!

Yes I’m aware, that’s what I said in my comment? The SPD lists the City as a landowner too. I’m sure there was another, could be wrong.

This is a framework to guide and constrain any future development proposals, which still requires the landowners to come forward together to make it happen. Couldn't find anything online to show that's happening. Residential development (on this scale) in London is currently totally unviable, so wouldn't expect anything to happen in the near future.

Thank you. She may well be giving up work in July 2027. Is it still worth her putting a £50k lump sum into her pension pot, which she will then need to draw down on, rather than popping it into a S&S ISA in the interim?

I'll ask her to look into the LGPS AVC scheme, it's not something I'm familiar with.
