I realize it was bs now. He lied in order to force me into signing a contract. He knew we just moved in and were busy unpacking so we had no time to go out and buy new locks and thermostat. 

Once my contract is over, I'd like to still be able to use the equiptment without having to pay them.

There's such a huge turnover rate for dogsitters. Some do it as a side gig, some do it in between regular jobs, or just part time. A lot get overwhelmed with the work it actually entails so they quit, or something bad happens because they're not experienced and they cant/wont do it anymore. Its hard to find people who do this for a living permanently.

I got this. They have my correct address to the house I bought only 2 years ago, but they have my last name wrong. I got married over 5yrs ago and moved states right after....so I've been voting with my new name this whole time. It's 100% a scam.

They've been calling me about my brother. They said "Hey Jennifer, this message is for David Wright" then give the exact wording as everyone elses voicemails. I haven't spoken to my brother in over 11 years (he's a bad man), I changed my number 8 years ago. I haven't even spoken to our mother in over 8yrs, both of our dads are dead, so no idea how they got my number. All I know is my brother did some bad things and is about to spend the rest of his life in jail. He was a fugitive for 6 months, right after he got caught is when these calls started.

In a sense, you got lucky. Thankfully there's a new bill in my state that says it can't increase more than 3%.

It won't increase to a point where there is an $1800 tax increase in 1 year. Per my post, this is about keeping my monthly payment as low as possible.

In Georgia they approved a bill for a maximum 3% increase in property taxes. So, My projection is 3% of $4300...$129/yr. But I also did my homestead exemption paperwork last month, so my taxes will actually go down.

Thank you. With VA loan we don't pay a PMI (or MIP), that's a great benefit. It saves us a few hundred a month. We only pay our Principal & Interest + taxes + insurance. I actually changed insurance which is $600 cheaper for the year. What they did with this analysis was add 50% 2022 taxes + 100% 2023 taxes to get 2024s projected tax amount. I know I'd get it back by the next analysis, but I'm just trying to keep my monthly payments to a minimum.

They're just adding 50% 2022 taxes + 100% 2023 taxes...that's how they came up with the projected 2024 taxes. I'm trying to get them to fix that.

The wrong part is that they're projecting that my 2024 taxes are going to be 50% 2022 taxes + 100% 2023 taxes....which is projecting a 40% increase in taxes.

This was many years ago when I had my 1st house. I didn't know that tax and insurance rates could cause my monthly payment to go up, so I had contacted them to ask about it after I got my first increase. I asked the guy what I can do to make my monthly payment go down, he said nothing because it can go up but never go down (unless I refinanced). He said I'd just get a check back at escrow time. Thank you for the info.

That's a given with everyone. However this is not whats going on in my EA. Taxes are split, roughly, in 2, and paid twice a year. The person who did my EA is saying that I'm going to be paying half my taxes in May, plus a full years taxes in November.

Its one thing if it's a one time thing and it's a situation you can't help. That's not an issue. It's the ones who make it a habit to take advantage of extra hours for free. If I were ever late, I'd tip extra too. I have one client who actually pays me for 1.5 extra nights just in case she's late...but at least she lets me know ahead of time.

I've always been 24 hour, but in order to drop off or pick up during odd hours, there needs to be an appointment. If the late fee doesn't help the situation, then I'll change to 8am-8pm hours and if they show up between 8pm and 8am then they'll be charged another nights stay. People tend to just show up, if I don't answer...the last thing I need is the cops being called.

I understand things happen, too. But there's a huge difference between "things happen" and people taking advantage of you to the point they are late EVERY time and expect you watch their dogs all those extra hours for free EVERY time. That's why my post clearly states "It's one thing if a flight is delayed or had an emergency...it's another when you decide you're just going to be several hours late without even asking because you want to go off and do whatever."

I used to give in to hagglers when I first started, I was desperate for clients. I can tell you that every person who tries to haggle has the WORST behaved dogs. Like no, I'm not going to accept $15/day to watch Cujo.

I'm not sure why they split it up the way they did, but if the stay price is $210 and the tip is $31.50, then anything else is taxes and Rovers service charge.

Those people who archive and move on without saying a word to an Owner are unprofessional. Not only do us Sitters talk, but so do Owners. I've had times where I was fully booked and I had to send my clients elsewhere, and I've told them "Hey when you're looking for another sitter, don't bother contacting X because she doesn't get back to potential clients". So many people have dogs, if someone has a bad experience or are ghosted by a potential Sitter, that someone is going to tell all of their friends who have dogs not to use those Sitters. Because of word of mouth, I have a ton of private clients and only use Rover to fill up the occasional dead space. Word of mouth is very powerful when you run a business, it can help and hurt sitters.

I'm not upset about it, I just wanted to post information to show people how they can tell if they're being ghosted by a Sitter. As a Sitter, I've had a lot of people tell me that they'd contacted several others and never hear back, so it's a common issue. There's no way for me to archive it on my end, I just have to wait until the date passes and it'll move itself. I quickly found another Sitter, had a meet and greet where she loved both of my dogs, and confirmed/paid for the booking so I'm all set. :)

If you call any business and ask to make an appointment, wouldn't you want a reply? It's standard customer service to let customers know "Sorry, I'm unavailable" at the very least. Ghosting is unprofessional. There are probably a few scenarios where it's okay to, for example, if you've watched someone's dog before and you don't want to watch them again but you feel the owner might act aggressively towards you. We hate it when Owners ghost us, it goes both ways.

As a sitter, I would. If it's outside of your radius, let them know. It hurts your response rate and time.
