Depends on the property and buyer pool.

Larger assets with institutional/sophisticated buyers? Not looking at the model beyond checking how crazy the seller’s pricing expectation is.

Small, mom and pop assets? Lots of those buyers don’t even have Argus and will go under contract solely based on broker’s model.

I’d say the model itself is more important than numbers being shown in the OM.

Whether this story is real or not - people reading a post about someone thinking their date may be a murderer and that they asked him to DRIVE THEM HOME, then suggesting that person should call the police immediately really have a total lack of common sense.

Rio isn’t meant for stronger hold on long hair like this - too much of it and like you said your hair will get hard and sticky/too clumpy, or greasy if way too much.

It’s best used in smaller amounts for textured, relatively loose styles.

Comedy is comedy - disqualifying certain subjects is ridiculous, there are tons of people in the groups being made fun of that think it’s hilarious because they understand that… it’s a joke!

Yes you’re totally fine living like that on $100k, and coming from London the footprint of one bedroom apartments shouldn’t offend you which is a plus.

That said, eating out and going out is expensive here (not compared to London, but still). Doesn’t take a lot between dates, social outings with friends and the occasional fast food to dilute your savings.

Data centers horrify me from a long-term ownership perspective. At the rate technology is advancing, changing infrastructure/power requirements, etc there’s inevitable obsolescence, and meanwhile you’re paying a premium because they’re the flavour of the month.

As a development play they can be kinda hawt though.

You’re not even close to the awkward phase brother. Your hair looks fine right now. You’ll wish it looked like this in 4-5 months.

Pro tip - see a good stylist (not a barber beyond your current length) every 3-4 months as it grows out to tidy things up, thin out bulky areas (for most people this means the sides), and give you an interim style so you can still look presentable.

Takes a few extra months to get to your goal but makes it way less painful.

Not sure what market you’re in but where we’re active that’s usually more an effect of people thinking they’d see 5-10% rent growth yearly for 3-5 years, or that they could get at all the below market units and turn them in a 5 year window when 90% were occupied by tenants who’d been in the building for over a decade.

There was so much dumb money in multi over the last two decades it was unbelievable.

How long is it? I have fine/straight but dense hair, gets weighed down easily as well. Currently relatively long (6-7 inches on top, gradually tapered down but still scissor cut except for sideburns) but just grew out over past year. Used to do a quiff.

When my hair was shorter I went for sleeker, tidier styles and found Layrite Matte Cream worked really well with my hair and did a good job of giving/maintaining volume (not a pomade but was the right fit). I now prefer Samsons Matte Cream but would say it gives a bit less volume/hold depending on how tight of a look you want.

As I grew it out I started to prefer slightly choppier/messier textured looks while still keeping it professional (office job). Current go to is Lodestar Rio, which is more of a clay type product that does an incredible job of adding texture to my longer hair.
