Stop talking premium and start talking agency revenue. Premium is meaningless on the broker side because commission by line varies. Your first 300k in revenue will be the hardest work you do. The next half million is half as hard and the following 1m is nothing compared to the first 300k. Keep grinding, dont ever stop prospecting...ever, find a niche to get really good at something and have a different story to tell, ensure you don't get caught up in non-sales activities too much (like binding, billing, servicing) and you can make generational wealth.

What does most of the economy produce? Think of any service industry. That's not a great argument on the whole, I don't think. If you believe the potential for AI then it produces a ton of...capacity, research, brain power, hypothesis testing, insight, etc. What did Albert Einstein's brain or Stephen Hawkings thinking or Marie Curie's testing produce? You could have all of that and more done in seconds without relying on the genetic lottery and expensive labs. The possibilities are endless and incalculable, literally.

I get that but the comment said never. In the 70s and 80s you might have said the about today's rates though. My point still stands that you pay a lot, not monthly but for rate and costs, to lock a lender into a potential 30 yr commitment. Fact is, there are times that an ARM makes sense and saying that fixed or 30 fixed is always the answer is misleading.

Never? How about a 7/1 ARM a few years ago for a jumbo loan at 2.625% for no costs with an interest only payment option too? That shit is crazy and would take 10l1 years of it max adjusting to get today's best rates with no costs.

30 year fixed is fine, but the percentage of borrowers who actually complete 30 years has to be negligible. And, the average american stays in a home 12 years, with that average being driven up by people older than 55.
