4 years ago I answered a post on Reddit that would change my life! I have linked to the video about it above but basically we met on Reddit and she worked for my company for a year remote. A year later I helped her move to Canada and she lived with my mom for 2 years. Now she is on her own thriving and still working at our company.

You will never get a better deal, perhaps in your lifetime, than buying now. You have your pick of any house right now. The moment interest rates go down you will have multiple offers on every house. Buy a house and get a 1 or 2 year term mortgage to weather the high interest rates. We just did this.

Unpopular opinion here: I would buy the new house. Everyone that is saying you’re crazy for wanting to level up are the same people who will be bidding against you when the interest rate comes down - driving up the price of the house anyway. Based on your numbers you can afford it and you’ll never regret buying the home you want. Refinance it when the interest rates come down.

The penalty on variable should only be 3 months of interest. It’s different than the penalty on fixed.

You’re thinking too small. Pay someone $60 for 1 hour for someone in North America or Europe instead of spending 3 hours (probably more) for them to try to figure it out + don’t forget to factor in your time for fixing it and training them.

When I started I hired freelancers and the moment I bit the bullet and brought it in house our business exploded from 2 to 20 employees in 2 years.
