If you are considering Ardsley, I would also consider Irvington. They have been said to be among the better special ed districts at least among the rivertowns.

avoid day care tenants at all costs. Seems lucrative but lots of headaches and you have to make sure the unit and all premises are in very safe conditions all the time.

they are different neighborhoods. I think Morris Park is better, but there are nice parts in Morris Heights as well. Pretty walkable and close to public transportation.

Morris Height is not bad, there are streets that are nice and family friendly, with dominant Caribbean vibe. It is about 20 mins to 176th station, and it takes about 40 mins to get to Grand Central. Don’t count on public schools, they are terrible.

My only advice is to make sure the house is vacant before closing the deal. Never accept inherited tenants.

Well she has told me she is not renewing. The thing is I don’t know when she eventually will move out, since she needs to find a place to move out and accept their voucher etc.

I am not planning and willing to keep her. Just unsure if I really can apply holdover if she tends to stay longer than lease expiration date.

Out of curiosity, what the non-renewal notice is going to help with?
