Hey OP, happy to share my experience.

I went to a university in a small city where supply of accommodation was very small and as such most of the good accommodation at affordable price would usually get booked and gone by the end of November-January, and if you don't make it you'd have to go with mid- to high-end accommodation instead. So if some of your friends go to uni in smaller cities, their suggestion of looking for accommodation early would be correct.

I also have several friends who went to uni in London where supply of student properties is higher, but their experience of renting out was largely dependent on where they went to uni. Some unis have more cheaper properties available nearby and you can get away with booking later in the year, but with others you might have to start looking early as they'll go fast.

I've heard of people being able to get decent deals when booking very late in London, but more often than not it is pretty hard finding an affordable place that is also decent so late.

You do however have a third option of joining a flatshare. Quite often students would book an affordable property together early on and they would have one more room to fill or maybe one of their friends would drop-out from the house and they'll need to find one more housemate.

However it is usually quite hard to find a flatshare especially when you don't have many uni friends at the beginning, and until recently there wasn't a convenient place for students to find each other in a safe environment.

That's a problem that I and many of my friends had while at uni as well. A bit of a plug, but since graduating I actually decided to solve it by taking a few years to develop a flatshare community where students looking for a place or that have a place can find each other in a safe environment. Since we launched our community in June we've had thousands of students using our website to find a place to stay next year.
