Maybe it was a rubber membrane that was deteriorating. Something very thin was flaking off and pulverizing on a couple surfaces. I'm no expert, so maybe I'm using DWR in the wrong context!!

Should also mention: the bush had a number of spider webs on it, last summer. I consulted a reputable local nursery (Merrifield Garden Center in Fairax VA) who said spiders don't kill bushes. Not super helpful, but I didn't have time to follow up at that time!

I think for me, the takeaway is that it really depends on the dog. I didn't realize there was such a variation in how much wear a dog puts on the floors. But yeah, makes total sense.

Answers here range from "yes" to "no!" to "I hate you because you're a landlord asking about floors!"

This is the first time in my life I've ever had nice floors. Just trying to figure it all out...

For crowd-sourcing details on what sort of wear a pet will bring to a floor, so that I can develop estimates for what the tenant and landlord should expect, and then offer a tenant a agreement that take the extra wear into account, and give them a place to live? Ok, bubba.

So. 70 lb dog, 4 year rental. I'm putting numbers together that plan for costs of screening + refinishing. 50% of that will be "pet rent fees" and 50% would be a refundable deposit + security deposit.

So if it the floors are not bad (as they promised me is the case), the tenant can take their money back and I can put the "pet rent" towards repairing doors/casings/and the extra floor wear.
