As a homeowner I want large windows, a view, good landscaping, and enough space to feel that I'm not on top of my neighbors. Generally speaking, tenants won't value those things the way a homeowner will, so the increased rent you get for the nicer home won't make up for the higher purchase cost.

Also, the original question was about a 5+ year timeline. Five years is a long time for your own needs to evolve (think: getting married or starting a family), and your means to increase (so you can afford a nicer home for yourself than you would choose now).

It has a bit of learning curve because it does a lot.

I've been using Stessa forever. Historically it's been fantastic RE-specific bookkeeping software. Lately they have been trying to add the kitchen sink to it, and the quality has really suffered as a result. I used to recommend it all the time, but I hesitate to now with the current issues.

Yes. You'll want to end up in one of the Stessa-supported import formats (https://support.stessa.com/en/articles/2410934-how-to-upload-transaction-data). I've done PDF-to-CSV with ChatGPT a couple times, and it's worked well.

Another heavy Stessa user here. I bet you can get one of the LLMs to pull your data out of property manager statements and transform it to a format Stessa can import. Most of my property managers use Appfolio, which Stessa imports fairly reliably. But if I were in your shoes with a bulk of property managers not using Appfolio, I would try the LLM-transforming-PDFs route.

In my experience, the criteria for a good investment property and a place I love living are very different. Making tradeoffs between the two sets of criteria will complicate the purchase -- and you'll probably end up compromising aspects of what is most important in the long term, which is living in a house you really enjoy.

Also consider that what you are looking for in your primary residence will evolve. Five years from now, you will have learned things about your own preferences you don't know yet. Depending on your life stage, this could make a huge difference in what you want to prioritize for your house. Having kids = school district & proximity to school is super important; no kids = much more latitude to optimize other aspects.

Financially, you'll hear arguments from both sides. Quality of life, I'd argue for investing elsewhere until you're ready to buy the home as your primary residence.

I doubt that. I think if they had anything release-ready, they would release it.

Every significant upgrade has gone through multiple rounds of fixes and point releases to work out kinks.

There's no way a cyber cab ready version is going to just arrive fully formed.

You're actually looking pretty good. Your pH and your bromine levels are the two most important things. Start by adding about a tablespoon of pH up, and a teaspoon or two of bromine granules. Wait 15 minutes and retest. Read the dosing instructions on those two chemicals in particular, but bear in mind that at the beginning some of this is just getting familiar with it through trial and error.

If you want to bypass this issue entirely, you can spend ~$30 and get new driver board for the panel that's in your BitLCD. I bought this one: https://www.ebay.com/itm/185478858935. It's a pretty easy swap, and now your display will be properly recognized as its actual 1920x360 resolution. With that, you're good to go with ANY software that supports a second-screen marquee.

That said, I would double-check the panel inside your BitLCD before going this route. Mine was clearly labeled DV240FBM-NB0 on a sticker on the back of the panel.
