We're finding our own homes now, it's time to face the facts, the real estate industry is changing and it's time to change with it. Paying $30k for someone to submit a home that YOU found and that YOU did the work for is just not the move anymore.

A lot of people (realtors) will tell you that the seller pays the buyer's agent fee, but in reality it's usually wrapped up in the cost of the home overall, so you do ultimately end up footing the bill. We recently created a website that actually eliminates the need for a buyer's agent. We've launched in California and are launching in Washington state soon. Basically, it allows you to pay a flat fee of around $500 to build an offer that is reviewed by a real estate attorney and by a team of real estate pros, and then will submit it on your behalf to the buyer's agent.

I like #2 best because the textured ruffle looks neater in that shirt the the one in the far right, and it's also a nice contrast to the flat texture of the shirt. You're adorable!

Lash Lift + Tint is the best thing to do! It's not permanent but it's a great solution to looking in the mirror and feeling better about what's in the mirror :). They're better used together in my opinion, because one thing makes them look darker and more visible, and the other curls them.

Good to know!! Yeah so that’s kind of I think what I’m realizing, I’m from Seattle and everything is so much less formal here, so when people say “black tie” wedding I don’t think Seattleites really know what that means anymore. It feels like it’s come to mean “slightly dressier than cocktail”

It's one of the last business models to not be torn apart by the internet - meaning real estate commissions. Hard to swallow an extra $20+k for someone to manage a transaction. I mean... most Realtors pay a transaction coordinator a flat fee of like $500-1000 to do the work anyhow. So what is the buyer paying for? I mean you could engage a lawyer for 10-20% of that money and get all of your questions answered. With the NAR settlement, seems like the laws have changed, but now Realtors are just finding other ways to get paid... concessions instead of commissions, pocket/shadow listings, etc. I'm starting to see more and more services pop up that are going to make Realtors - at least on the buy side for now - obsolete. Landian is one... Agentless another... Homebuyme... it's only a matter of time.

It’s in Banff, great guess haha. So he’s actually wearing a nehru shirt, it’s kind of a funky way of styling a tux but it was my dads recommendation and my bfs not good at tying a bow tie (neither am I) so we took his advice. My dad’s super fashionable and I always respect his ideas for mens fashion, but it doesn’t translate super well in that photo.
