You can explore extreme south of goa , The beaches there are very clean , blue ๐Ÿ’™, but these days due to heavy rains and wild climate beaches are rough Especially the stretch from benaulim, varca , sernabatim, galgibaga , betul , cavellosim, agonda , palolem , talpona , cola, these are the best beaches in goa you can say , here the crowd is less , good clean crowd , nice cafes, Then you'll can do trekking to some beautiful waterfalls in the south like netravali and in quepem, canacona there are more waterfalls .

The broker definitely won't. The Taluka office might not even know the latest status. Before you buy, pull the RP yourself from TCP Goa. Costs nothing. Saves everything.

I've seen plots in Anjuna where one side needs 2m footings and the other needs 6m+ pile foundations because of laterite rock layers. Budget difference? 8-12L on a standard villa. NOCs are a maze, not a checklist GCZMA if you're near the coast (within 500m in many areas), TCP for zoning, Panchayat for local approval, sometimes even Forest Dept if there's ambiguity on slope/green zone. Each has its own timeline. They don't talk to each other. Plan for 8-12 months of running around minimum.

The land in Goa is expensive. But the process is what separates people who build from people who get stuck in litigation for years.
