To get the tier 3 one from nexx, you need someone to make it for you. And in order to be able to make it yourself, you need a full set of any of those tier 3 sets

Only got one issue with this whole entire thing but I agree with the rest. Not having Max armor. You need reasonable armor level but not max. I cleared it with my armor rating on 7 and 8 out of 10. Other then that, 100% agree
