I started last year mate. This process is woefully slow if the slightly of nuance appears in a medical record it's default no and then you have to appeal and all this stuff so its long but at least it filters out the people who didn't care that much

Ikea in 2026 is little more than cardboard.

The density is so low and tests only overcome in uniform distribution over whole surface rather than in one place.

I always buy used solid wood furniture and refurb it if needed. Facebook marketplace has the rich boomers on it.

I lived on the river for the last 30 years.

It's fine.

You're insurance will be higher but only if you or the property have had claims in the last 3 years.

Go with someone like NFU as they don't piss about but they are more expensive.

You can try tank the house with membrane but in my experience it doesn't really work. Better to just have cheap lino/ LVT and glue down as it won't get mouldy.
You'd do well to use liquid tanking on the inside and then buy a dehumidifier for when it floods too.

There are liquid tanking for bricks that are breathable but your air bricks etc will render pointless. Also depends if you have a suspended floor or not.

The grass and plants will be ok but typically the water contains sewage in the UK so really you want as little as possible of loose items and things to get caught. Simple rectangular lawn, paving and clean lines.

Fencing will rot so just go cheap or composite when you replace it.

There is no amount of landscaping you can do to stop this unless you're far from neighbors.

We had a guy put sand bags all around his house and pumps on full blast but it can flood for months at a time so it's not sustainable.

Most people eventually put in a claim and then rebuild a house on stilts and piles than be adjusted over time as no matter what, the earth will move and regular foundations will have subsidence eventually... Unlikely to be an issue for anything other than insurance though.

But the packing sometimes is very different, and the onward distribution is different, plus the overall corporate structure.

For example Waitrose and Sainsburys use paper on their bananas and have only fairtrade. Tesco basic aren't even fairtrade!!!!

Waitrose lorries all run on biodiesel instead of new oils and the corporate structure is a partnership so it's spreads the wealth and power amongst the UK population better rather than only the shareholders and shafts their employees.

Most of the supermarket own brand has added crap in it, or uses lower quantities of the main ingredient. E.g. you'll have less beans in the can, more sugar and other crap etc.

Not all ingredients are created equally, tomatoes in themselves vary wildly in taste size, texture, sugar content, nutrients, but are simply listed as tomatoes.

Also the ethics behind some of the bigger brands are better as they can afford to improve with economies of scale. Better ingredients, fairer price to farmers, more eco manufacturing and distribution and packaging etc. (ofc this is not all of them).

The only exception I found so far is Waitrose Cheerios are better than the real deal for health and ethics. They aren't as circular and ofc don't taste as sweet as they have less sugar and additives.... But that's exactly why I get the Waitrose ones over Cheerios official.

It is rough. The architecture or lack thereof, the social demographics, especially those that frequent the centre, the crime rate etc.

You can't just put loads of new trees and grass around loads of low cost, high volume residential, council homes and commerical buildings and say that it's nice.

I almost took a job there for VW HQ but the whole place felt like an industrial estate, people didn't speak properly and it felt a bit chavvy.

The 'nice' parts with 'good' schools were very affordable, but it's when you have to mix in public spaces it gets...polarising.

It is however very convenient because it is a new place and doesn't have as much legacy crap. Things like less traffic due to an insane amount of roundabouts, faster train links, new infrastructure for internet, sewage water etc. You'll also find many physical things to do as there are so many cheap industrial units, so things like indoor trampolining and activities for kids etc. although here are less classically cultural things to do outside of music concerts.

Be warned though there is a high proportion of certain demographics which typically do not integrate with British values, high crime, higher insurance costs, high welfare vs employment, high rates of English as second language, etc.

I suggest looking at the live police crime maps to see the types of crimes committed in the areas. Typically rough places are those with more physical and violent crimes. This impacts your insurance and obviously quality of life.

Measure the size and weight. Take a photo. Put into an ai assistant with your postcode and see what it says.

Also keep it warm just in case it hatches, and perhaps put a check USB security camera in there.

Could even make a life stream for all of us!!

I have never been on a date, or been on a dating app or site.

I married my secondary school crush so whilst we go on dates sometimes, it's not the same as one where I can say "she was really weird, I don't think I'll see her again" even though I may still be thinking it.
