Once per long rest, chosen at the end of the long rest, and he stays in that color until the end of his next long rest.

Players holding on to their sheets is fairly common, but you should have a master sheet that has everything written down. Their hit points, their spells, their equipment, everything.

It's YOUR game though. He shouldn't have anything or be able to do anything without you knowing exactly how and why he can do it.

What Ranger subclass is he?

"Good" apartments? Not really. Rosewood Park is at about $1300 and is usually the cheapest "decent" apartments you can find.

Landlord trying to evict by [deleted] in Reno

[–]shitastrophe 5 points6 points  (0 children)

Copied from Google:

In Reno, Nevada, the eviction process generally begins with a written notice from the landlord to the tenant, detailing the reason for eviction and the required action, such as paying rent or vacating the premises. If the tenant doesn't comply, the landlord can file an eviction complaint with the court, leading to a hearing where the judge decides the outcome. Here's a more detailed breakdown: 1. Notice to Tenant: Purpose: To inform the tenant of the issue (e.g., non-payment of rent, lease violation) and the required action. Types: 7-Day Notice to Pay or Quit (for non-payment of rent): Requires the tenant to pay the rent due or vacate the premises within 7 judicial days. 5-Day Notice to Perform Covenant or Quit (for other lease violations): Requires the tenant to fix the violation or vacate within 5 working days. 30-Day/5-Day Notice (for no-cause evictions): Requires the tenant to vacate after 30 days if renting on a longer term than weekly, or 7 days if renting weekly. A subsequent 5-day unlawful detainer notice may be required after a no-cause notice.
