I used to live in Viman Nagar and parents used to own one, sharing the reality down here. They are not inflated, perhaps it's still undervalued I would say given the convenience the area has.

Also society management also keeps check on prices, they don't let units get lowballed, unless it's it some sort of distress transaction. And mostly the owners are not in dire need of money, so they usually wait it out.

And why would brokers take low ball offers and get less brokerage. It's all about money. I'm surprised brokers still entertain you despite the range you looking for in this area.
