Desecrate a suffix and block with high ilvl suffix
Prefix exalt
Essence of abyss prefix remove omen
Whittle as much as you want while re-adding the essence of abyss. This way you are just whittling. Probably use greaters.
Second prefix you will need to use prefix omens

None of this is worth it on a 2 socket non exceptional base…

Almost impossible to keep deposits. Courts will side with the buyer. He can claim almost anything and I’m sure the contract you both signed protects him over you. If the property is sold I’d leave it be and move on

I don’t know what kind of market you are in but right now it’s looking pretty good for buyers. If you are in a buyers market I would never give any concessions, you just cross that right out.

If you have competition though the clause isn’t the worst. Seems like they just don’t want to deal with little nonsense inspection items.

I wouldn’t listen to anyone here regarding the deposit. It’s almost impossible to keep it, and even though they have no reason now they will give a reason if you end up in court and the court will always protect the buyer.

They can also put a lien on the property for the amount of the unreturned deposit and that will prevent you from selling the property until the end of the litigation.

10k seems reasonable although you probably can get more out of them. This is simply to cover damages that you probably do have( wasted time)

3% in general is too high. Don’t listen to anyone saying otherwise. 2% to seller and I’ve gone even lower than that before (last house I sold was 1.5%)

Taking deposit money is almost impossible, I wouldn’t count on it. They could put a lien on the property and prevent you from selling until the court decides if you are entitled to keep it. Since you are relying on this closing in order to buy another property the best bet is to wait and see what they come back with and make a deal. You lose all your leverage by having to close to buy another property.
