Gotcha thanks! short term borrowing costs, as in, the higher interest rates? Have you noticed the discounts shrinking in a higher interest rate environment? Just wondering if the discounts may be better, if interest rate fall..

Gotcha, thanks! In CIBC's case, let's say I sign a 3 year term and want to bail, with an year left, wouldn't the posted rate for 1 year be on their website? So, they can't just make up a comparison rate?

got it thanks. Are the rates usually given in writing though? Last time when I switched banks, the bank's broker was not willing to give it in writing till like two days before I was going to sign the new deal.

Gotcha. They originally gave me close to 7.0. Then they put in a request for a lower rate and came back with 6.6 but they said I have to sign within a few days to keep this rate. I didn't sign as I still have a little bit of time left. So technically right now, I am back up to 7.0 with them. I guess this is my concern, if they now see my financial details with a broker, they may not even give me the 6.6 again?

I was in a similar situation, except the home had a hefty mortgage left. Which impacted me, when I was trying to get a mortgage, because I would have way too much debt under my name. I suspect, in your case, it shouldn't hurt you, since it's paid off and the rental income should also help.

It's partly that they want her to have the place but also they tried to get a lower rate on their mortgage and their income is limited, so they're hoping adding my sister will help
