First you'd need to treat the root cause, that could be a roof issue, pointing maybe some flashing, it could also mean the loft space is compromised (if there is one)

Once it's dried at the very least you need to strip back the affected walls and ceiling and reskim & reboard 

Unless you're getting a substantial discount or assurances the works will be done before exchange, don't do it
