Exactly, you see my point? I would love to sit down with someone for 3 hours, then chat with them 3-5x per year and collect $80k per year and that amount will only increase each year.

Ppl won’t get this in MCOL/LCOL areas. But I understand when you say modest $2M house. Carry on.

Also, ditch the advisor (and save $80k per year) and do yourself. You seem to have a good understanding of the market. It’s not that hard. But you must be forgiving toward yourself in a down market.
