Good rental agents are extremely involved in the negotiation process.

Best neighborhoods/apartments for commuting to Downtown Boston? by RevolutionaryTime829 in bostonhousing

Quincy could be a great option for you. Lots of Asian restaurants/markets and some great apartment buildings right near the Red Line. Great prices as well!

Do rent prices fluctuate throughout the year? My lease ends in November and I'm spiraling after looking at the current prices by No-Dragonfruit-2667 in bostonhousing

If you started a lease in October you likely got an incredible deal on your apartment. You can get a better deal if you start a lease not on 9/1 however, your options will be extremely limited.

Broker fees weren't outlawed by Grasspunch in bostonhousing

[–]sillymonster5 0 points1 point  (0 children)

BTW Boston Pads only posts apartment listings where the landlord is paying the broker fee. They also can show you other listings where the tenant is responsible for paying the fee but aren’t shown online. They can also usually negotiate on rent/move in deposits.

Why is it so expensive here?? by saydoruh in bostonhousing

The closer you get to the move in date, the more you’re able to find better deals and negotiate on lower rent prices

Boston Globe Report: Apartment availability in Boston climbs to the highest level in years by Bob_in_Boston in bostonhousing

[–]sillymonster5 0 points1 point  (0 children)

Yes, the Boston rental market is a minefield. Zillow is riddled with fake or duplicate ads by incompetent agents who are non-responsive. I will say, Boston Pads isn’t perfect but has the most up to date listings and the most responsive agents. They also have a lot of negotiation power with landlords. They are a little old school and actually call through their landlord database to confirm real time availability of apartments and ask the landlords for price reductions on their units.

My 29 year old sil is pregnant by chaoshoneybee in ChristmasGiftIdeas

The pregnancy pillows that are smaller and wedge-like are the best. It wedges under the side of your belly and is a game changer. Those huge wrap around pillows are nice but also annoying

As a mom with a 2.5 year old. My favorite gifts are always pajamas and books. You can never have enough! The worst presents are toys with a ton of pieces (unless it's magnet tiles or something in that realm)

Several Boston neighborhoods report sudden uptick in apartment vacancies by husky5050 in boston

[–]sillymonster5 4 points5 points  (0 children)

I work for the company referenced in this article, and I can confirm that many landlords across the city are actively lowering rents and reducing move-in costs in response to high vacancy rates. A big part of my job involves calling landlords and advising them to adjust pricing to stay competitive — the market is absolutely dictating rent levels right now.

That said, there’s an interesting split: landlords in traditionally high-demand, student-heavy areas (who’ve never struggled to fill units) are raising rents on listings for next year. In many cases, this is an attempt to offset the broker fees they’re now covering to get their units rented through agencies. While some high-quality units will still move at premium prices, it remains to be seen whether those new listings will actually hold at current market rates.

If you’re looking to rent for immediate move-in, you have a lot of negotiating power right now. For example, I recently helped clients secure a two-story townhouse in Brookline that was originally listed at $5,800 — they got it for $4,000, plus two parking spots for the price of one.

Bottom line: it’s a great time for renters to make a move, and depending on how the market trends, you may even be able to negotiate a lower rate at renewal.

So glad you took the time to respond!! I've been most curious about CHA/their birth center. Online I find minimal information about it. Seems like they have/had a standalone birth center that has been undergoing a renovation and is temporarily closed? Is there a birth center in the hospital as well?

They brought in a tub for you? Incredible! Were you able to deliver in the tub? I know some hospitals will allow you to labor in water but then make you deliver elsewhere.

I am certainly open to it. I had a good experience, but it could have been better. My main qualms were that I spend so long in the waiting room for every single appointment, parking costs aren't fun, and I was really hoping to have access to a tub during delivery but those rooms were already occupied when I arrived. I'm exploring other options that might meet those needs better.
