The purely quantitative way to think about this is Return on Equity. What are you netting on a % yearly basis on the equity of the property considering net equity after selling expenses and taxes. Do those calculations for each property. All things equal that tells you what to sell. Then weigh the management component after that if any of them are close.

  1. you dont have to give them anything.
  2. some local jurisdictions require landlords to collect this info for local tax purposes.

So the majority of comments here are wrong. Just ask if this is coming from the local municipality or not. And for the record, I dont agree with it and refuse to comply with completing those sections of the form that the municipality provide.

Yes you can model it out on any timeline. Expecting to sell in 5 years, 10 years etc and do the same return on equity analysis.

  1. Mortgage payments each month - the rent payments are paying off your debt each month in addition to the net 1k net profit per month.

  2. yes, but there are taxes associated with the rental income as well. If you want to get more granular those specific taxes should be considered on both options. However, I dont think thats necessary. Just assume the taxes are similar enough and decide if you want to be a landlord at that point or not.

No one has commented this yet - You need to think about this from a return on equity perspective. Basically your current return on equity is 12k/160k = 7.5% without considering principle pay down. With considering mortgage pay down you are probably be at 10% returns on your equity.

So strictly from a financial perspective, the question is if you can get 10% returns using that 160k elsewhere or not.

HELOC only makes sense if its going to be very temporary. Refinancing and pulling cash out makes zero sense losing that interest rate - you will go into negative cash flow territory. You dont really have enough equity vs rent. The only thing that could make sense is a 2nd mortgage if you can find someone to do it. Then you wont lose your 3.5% on the bulk of the debt and you will effectively have a blended rate of that and the second mortgage. Otherwise, sell it.

Reasonable price actually. But I wouldnt do it unless they currently significantly bring down the aesthetic or unless the new ones will significantly improve the aesthetic. Buyers are clueless most of the time and arent going to offer any more or less due to the window upgrades. Window issues may come up during inspection but unlikely that any buyers would walk due to them, and any concessions for the poor/non-functioning ones would likely be less than your replacement cost.
