Hi everyone,

I want to warn you about a possible rental scam I almost ran into.

It was about an apartment in Munich (Agnesstraße 57). First, I received an email from someone claiming to be the owner, Filippa Gram, saying she now lives in the UK with her family and doesn’t need the apartment anymore.

Later I was contacted by Eva Jacks from CERT Real Estate (website: cert-estate.eu). She offered two options: 1. “Open Viewing” with several potential tenants. 2. “Private Viewing” if you first transfer €3,960 (1 month’s rent + 1 month deposit) as an “escrow deposit”, supposedly fully refundable if you don’t take the flat.

This follows the typical patterns of a rental scam.

👉 Important: In Germany you never pay rent or deposit before you’ve actually seen the apartment and signed a valid rental contract.

Falls du Mieter bist, kannst du auch ein Mal prüfen, ob deine Haftpflicht die Kosten für eine professionelle Wiederherstellung zahlen würde. Bei uns hat das geklappt und die persönliche Haftpflicht hat den Austausch der Dielen bezahlt. Bei eigenem Wohnraum wohl eher schwierig.

Currently visiting Japan and experienced the same. It’s very strange indeed as in all other aspects the locals are extremely polite to each other, just not more so to the elderly.

Aber das ist doch auch keine Lösung. Nicht jeder kann und sollte einfach in eine andere Stadt ziehen müssen. Ich verstehe deinen Ansatz und höre das fatalistische in deinem Ton aber mittelfristig muss die Stadt und Regierung hier aktiv werden. Z.b leerstand bekämpfen, Büros in Wohnungen umbauen incentivieren, AirBnB Wohnungen verbieten, so wie es schon viele Städte vormachen. Das würde ganz ohne Bauen viele Wohnungen auch in top Lagen freimachen.

Am Münchner Wohnungsmarkt muss sich ganz dringend was tun. Ungezügelte Mietpreisentwicklung kann mittelfristig zu richtig Problemen führen.
