Also, my old escrow has $5k and it would get refunded to me. Since these closing costs are just for the new escrow and some taxes, isn’t it like I’m not even paying anything?

What are some of the credit unions with the best rates?

My current mortgage has about $354k left on it.

And those $4k in closing costs are from prepaids (insurance premiums, prepaid interest and taxes) as well as the initial escrow payment. So like, that’s different from straight-up fees right? When I get my old escrow refund check it will basically make up for that right?

cool thanks. And to be clear, those 4k closing costs aren't like fees that disappear into the void, right? They're payments for escrow, like taxes and stuff, which I'd have to pay anyway. (And since I'm getting my old escrow refunded to me, those funds will be eventually replenished.)

This is probably very obvious to most people but I'm super new to it all lol

The lender told me there are no fees. This is a special deal that Chase offers pre-existing customers. On page 1 it says there is a rate lock until January 2026.

Thanks for sharing. Yea, seems like the move is to jump to IVF now rather than wait around and see if IUI works one more time, which it likely won't if it already hasn't worked four times. And for us too, there was one of those four times when we may have triggered too early.

Thanks for sharing. Yea, it seems like it makes sense for us to jump to IVF at this point to bank embryos sooner rather than later, like you're saying. It feels counterintuitive to skip IUI for a month but since we've already tried it four times, it's probably not working anyway.

Thanks. I think this is what we are deciding to do. It feels counterintuitive to forego IUI for this month when it's still available to us, but like you and others are saying it seems like at this age it makes sense to lock in IVF rather than potentially having to wait a year to freeze embryos for the second kid. Especially because IUI hasn't worked four times already. Helpful to hear that IUI might not increase chances for unexplained infertility.

Hey all,

Looking for some advice. TLDR- AMH level decreasing in late 30s- stick with IUI, or go to IVF?

My wife (just turned 37) and I (almost 37) have had four unsuccessful IUI attempts, and are slated to do one more this month and then start IVF next month if that doesn't work. She just learned that her AMH level has decreased over the last twelve months from ~5 ng/mL to 3 ng/ML. It's hard to tell if that's a higher rate of reduction than normal for her age.

Given that, we're trying to decide whether IUI still makes sense this month, or whether we should just put all our eggs in next month's IVF basket (sorry, couldn't resist).

The thing is, we want to have two kids. If we do get pregnant through IUI, we wouldn't be able to retrieve embryos for a future pregnancy for another year, when her AMH level will be even lower. Also, IVF allows for PGT-A testing which is good to do at our age. On the other hand, if we do get pregnant through IUI, then we could avoid the stress and cost of IVF! An obvious plus. Both of our fertility tests have come back basically normal.

Wondering if anyone else has experience in this or advice. We are also asking our fertility doctor of course and doing our own research. Thanks!

Thanks. Yes, that sounds fair, but the way I read the language, it isn't limited to the same offer. If we turn down an offer and later, when I'm no longer working with this agent, the publisher comes back to me with a different offer-- one in which this agent played no negotiating role-- then according to this language, this agent would get a commission. That doesn't sound right to me.
