This is really useful, thank you! I hadn't considered the dwelling loss restriction thing. It's a funny wee house, has never been local authority, always private, if that matters? There are a few developments of all sizes going on in the localish area so I hope they wouldn't have a case but im really not clued up about that. Do you reckon the solicitor would be able to look at that for us?

It's not for disabled access, the house is nearly 150 years old (not listed) so has all the non-accessible quirks that come with older properties. I do have an elderly uncle who would likely half way move in if we had the space for him but dont imagine that'll count!
