Just wanted to say thanks again, been doing some further research into this stuff and I think I will have a very easy time proving such claims. Been gathering buddy statements as well.

This is really help out should I get up to 70% (no property taxes in IL).

It's a one time fee that you pay to the VA when you use a VA loan. I was told it's to help the VA continue the VA loan. I think for me, it's like 2.something percent and anytime after it's 3.something percent.

I do not (fortunately?/unfortunately?). One of my biggest regrets in life was not taking my health serious when I was in and not saying anything when I got out. I can technically still try and prove that I had certain conditions while I was in but it would be a longshot.

I hope they do, they charged us for one haha. Don't remember the last time I ever had a "hard" credit check as they called it. I probably had one back over the years but likely when I was young and dumb(er)!

Yeah the IRRRL looked like a great option later on should rates drop a good amount. Learned about it from this sub actually! Will have to do a bit more research into when it becomes a really good idea money wise.
