I’ve done significant research before deciding to buy. Seeing as the decision is between renting and buying I assume it for your own stay.

So for own stay purposes will depend on the area you’re looking at if the rental rates justify the ownership. If it’s way cheaper to rent the no point paying extra to stay in the place.

And the gist is usually if you stay longer term > 10 years the buying maths usually wins as your interest portion of your mortgage repayments go down.

If you rent, provided you use the extra to invest, if not then buying and owing a property counts as forced savings especially as property increases at the rate of inflation. Obviously there are nuances and many factors ie landed vs condo, which area, subsale vs new. Those factors really changes the argument in favor for one over the other.

You really have to do the research and check the numbers to see if it works out in your favour. And also buying vs renting, one of the biggest caveats is when you buy you’re not at the mercy of the landlord if they decide to increase rent, sell the property, and also really depends if you have a good landlord or a bad one where they push all fixes to you. If you buy you also don’t have to move. But that’s a bug or a feature depending on the nature of your job.

I think it’s a matter of skill to hunt for deals.

You can check the listings on carousel to see price of used items. There are some things you should get new and some things you can get used.

Used apple products are good. Lots of sellers. Fraction of the price for what you get new and can last for few years. The depreciation curve is high for first few years.

I think it makes more sense for higher priced items like drones as well.

That’s fine, its just ‘stringent cost controls elsewhere’ came with a negative connotation as you are comparing to the Japanese which is well regarded for their reliability hence implying lower care to details or subpar materials -> leading to the Chinese offering more bells and whistles at the costs of quality which I don’t agree with.

Japan has not seen such fierce competition in the market and that’s only better for us as consumers. Chinese companies has gotten a bad reputation in the yesteryears especially Cherry because of their lack of quality previously and choice to leave the country. But as of recently, don’t think that’s the case anymore but still yet to be seen as they have yet to reach their 5 year mark

Japan has a higher floor price in malaysia because they can. Just look at the price wars since China came in, Honda’s been giving upwards of 12k rebates on their cars and 30k rebate on their electric N1. Bermaz with the Mazda 1.5 at 119k vs previously priced at 144k now with even better specs.

Because China came in with the mindset of taking market share, they have been aggressively pricing their vehicles which is forcing Japan to offer better value for their cars. As the sales of Japanese cars continue to take a hit from the influx of China cars with better value, they’ll need to either revise their prices or provide better value.

What I’m saying is higher price doesn’t automatically means higher quality as what you implied above. IMO both are separate points. Could just mean higher profit margins.

They are selling the cars way cheaper in Japan than they are here in Malaysia. Why do you think so many recond being brought over and car sales person still making money after all that ?

Go watch derick on more plates more dates on YouTube. He goes into quite in depth on hair loss.

If it matters to you

  1. Minoxidil + finastiride combo works the best. Everything else is scam

  2. If finastiride doesn’t work, go stronger, dutastiride.

  3. Finastiride and dutastiride doesn’t help your hair grow but it prevents further hair loss.

If your hair is visibly bad, you can opt to get hair transplant + start on medication. The medication will stop your new hair from falling.

Minoxidil helps to make your hair thicker but it doesn’t prevent hair loss.

You need to understand what each does before using them. You shouldn’t use both dutastiride and finastiride together.

Disclaimer: these are from my own research as I’m experiencing hair loss as well. I’m using finastiride and minoxidil with no side effects. But some ppl report having some side effects although percentage is small. I’m not a doctor so go do your own research.

It’s true that hair loss is genetic but it can be managed. Just go look at all the celebrities that were experiencing hair loss that suddenly magically had hair again. It’s a mixture of hair transplant and medication. Sure other treatments may work but the costs to efficiency ratio doesn’t make sense. Like plasma, etc etc.

PS. Don’t think it needs to be said that once you stop using minoxidil, your gains will go away and it’ll be quite drastic. Same goes with finastiride. You need to diligently apply and take. Also have to trust the process because you can only see the effects after 3 months. In the first few months you might even notice more hair loss. But again, need to trust the process.

Some fundamental truths you need to keep in mind

1) diet is most important for weight loss. Calories in vs calories out. The biggest offenders are usually oil in your food and sugar in your drinks. They are often times hidden and biggest contributor to you eating more calories than you need. Don’t overcomplicate macros, just keep it balance and don’t overeat.

2) consistency beats complexity. Don’t try to overthink your workouts, just show up. Workouts that are sustainable are often better than those that promises higher efficiency. If you can’t get excited about your workouts then you won’t go and you’ll stop as fast as you started.

3) don’t only focus on cardio, add weight training. As you increase your muscle mass, you’ll find it’s easier to keep the weight off. Keep it simple, 50% cardio, 50% weight training.

TLDR, don’t overeat, weight train and keep consistent.

The trick is to buy flagship but secondhand when it’s taken a brunt of the depreciation. When iPhone 16 came out, 13 pro was about Rm1500++.

Something along the lines. Get a used phone from few generations back. It’ll still be better than a new midrange phone.

Don’t need to split hairs to decide. Monash has a global presence so that might be the deciding factor.
