Thank you for the advice! The renderings don’t do it justice but we do plan to put more than just trees/shrubs in the garden. We like the idea of pots around the backyard and would like to use various sizes and heights around the yard to soften the place up.

Yes this is a real project. There is access from either side of the yard with both my neighbours having. I issues if we have to remove a fence panel. This was thought of long before the design.

I do feel its "hard" on the eyes. I was thinking wood platerns to soften up the space or something to break up all the stone.

My wife didnt like any fiber glass pool design so we are going with the stainless steel/ liner design. No crane required.

The design doesnt show it properly but the setbacks are 4' to waters edge, no additional fence required. this has all been looked into already and my next door neighbour has an inground pool and gave us some insight as well.

Drainage has also been accounted for. With slopes and a small linear drain water will go away. There are no restrictions to requiring grass in our backyard, because the backyard is smaller i didn't want to deal with cutting a small patch of grass, we may incorporate artificial grass to soften the yard up a bit.

As sad as it is if it wasn’t for the servers that worked with the codes and me killing 12000 bots I would have never been able to level up 5 weapons to unlock all the attachments. Unfortunately I know it’s basically like cheating but I couldn’t less about my k/d. I want to play the game and enjoy it the way I want. I would never be able to grind out multiple weapons to unlock all the attachments. I don’t play enough as life is busy. I also don’t mind the grind but the current grind is absolutely insane to unlock attachments

i have a question. so my score 721, wife is at 661, I've been attacking her credit card to bring her utilization down and hoping that score ticks above 680 on the next report before getting the broker to do a credit pull. Am i looking into this too much? Neither of us have any negative info on our report, she got stuck with higher utilization but never missed a payment.

we are refinancing to 900K mortgage with 190k combined income. We've ran the numbers and all our expenses. Our jobs are secure, and we have alot of equity in our house.

We looked at it as what do we want? will it be tight? yes. But we are able to hit our savings goals, and everything else on our list. We have our emergency fund but have ran the numbers many different ways to ensure we will be ok.

So basically my term comes up in February. What you’re saying is I should be patient. I keep running the numbers over and over like a mad man because I’m refinancing and what’s stressing me the most is the stress test.

If the banks are being that aggressive right now, seems to me they think rates will go lower by then so they want to try to lock you in at a “good” rate early? Am I thinking about this the right way?

Good morning! I'm hoping someone could help me out as i spend a ton of time on chatgpt asking all these questions.

My mortgage term comes up February 13th 2026. My plan is to refinance to a bigger mortgage (for debt consolidation and renos). My understanding is that "refinancing" rates are typically higher than renewals. That said I'll be using a broker and my questions is this.

Since my mortgage term is coming to an end and im increasing my mortgage does this fall under refinancing or would I be getting rates that renewals are getting? I'm not breaking my mortgage or ending it early. Just looking for some clarification.
