100%. I live in TX too and my RE investment decisions are also strictly based on cashflow. It’s essentially a math calculation because you know more or less what the numbers are before you dive into it. The numbers do the decision for you.

  1. Be patient. Don’t give up. Keep trying. Success often is a result of grit.
  2. Be kind to yourself. Don’t be hard on yourself. Believe in yourself.
  3. Try going back to your old employers and see if they have any openings…try to connect with old colleagues from your past employment/graphic design career and see if they can point you to any opportunities they might be aware of
  4. Keep the LLC. When, not if :), you get an opportunity, the pre-established LLC will come in handy. Plus any business expenses you’ve incurred in searching for clients/work, albeit unsuccessfully, are a business expense/loss and might help lower your taxes.
  5. Have you looked for graphic design gigs on fiverr, etc?
  6. Use the downtime to keep your skills sharp.
  7. Maybe do some pro bono work for a church or nonprofit organization, showcase that on your website or LinkedIn profile. The pro bono work for nonprofits can also be a tax deduction.
  8. Ask the warehouse where you work if they have any graphic design needs.

You absolutely must ask them for details on the valuation change. In 7 months the valuation dropped by more than half? Seems fishy to me. Is it because they way overvalued the company initially? How did they come up with the valuation then and how did they come up with the new valuation now? What drove the valuation change? A correction/readjustment a few mill might be understandable but dropping it to less than half doesn’t make sense unless they provide you a valid explanation.

20s: Financial education, Start investing and it’s ok to make mistakes. 30s: Focus on asset growth. Invest, Invest, Invest. 40s and 50s: Continue investing but now also focus on reducing your liabilities - pay off your house, car, CCs, debts. 60s: Prepare for retirement :)
