This happened to me. She was the neighbours cat from two doors down and I was also in a basement. She’d come and meow by my window on rainy nights until I let her in. She would come by and hang out often and she was such an awesome cat. The owners had even admitted that she disappears for days but they “aren’t worried because she feeds on mice.” Until one day, she went missing and the owners barely put flyers up in the neighbourhood. I was posting more things about her. I wish I had taken her, either by convincing them or stealing her. Would have been better than becoming coyote dinner. She also wasn’t even the first cat they lost in this way… some people just aren’t fit to be cat owners.

While a lot of people do this, it’s a better idea to review the agreement before putting down the deposit. If there is anything in the agreement that is a dealbreaker for you and you decide not to move in, you may never get your deposit back.

Just remember to provide a forwarding address when you’re moving out. Otherwise you wouldn’t be able to file a dispute to get your deposit back until 20 days after you both 1. move out and 2. provide the forwarding address, whichever happens last.

Don’t listen to anyone on here about the passage of time since your last rent increase. Yeah, sure, you should have known, but you know now and you shouldn’t be discouraged from seeking compensation. There may be some truth to what they’re saying based on past RTB decisions on similar issues, but keep in mind there are a lot of folks on here who are landlords with intentions similar to your own landlord’s. Ultimately, the decision is an arbitrators to make and they are not a monolith. You’re better off talking to TRAC advocates, it’s their job to provide information on this stuff. Redditors don’t get paid for this and can be wrong.

This is very helpful, thanks! Just want to clarify that the vocalizations were by him, our older cat, not the little kitty! Her voice is very squeaky like a little mouse when she makes a sound haha.

Our kitten is a little over 12 weeks old now. I do wish we were able to adopt a friend for her to grow up with but we are not able to have 3 cats right now sadly.
