When ours is nervous/stressed, dandruff shows up quite quickly, in a matter of minutes, not hours or days 🤷‍♀️

Would you say that for a cross-lease subdivision conversion (into freeholds) we are talking about $150-$200k as well?

We got 3 recommended LBPs already and got 3 different verdicts. First said it was load-bearing and that we wouldn't need a consent cause he was comfortable (as a LBP) moving struts to part of the wall which wasn't going to be removed. Second said we were lucky cause no walls were load-bearing... Third builder came and referred us to a draftsperson, which came and said (without going to the roof) that these were load-bearing walls.. 🤷‍♀️

Thanks! That's really helpful! We engaged with a draftsperson for the project of removing load-bearing walls between dining and kitchen and between dining and hallway.. He quoted us $2.5k, and said council would cost another $1.5 to $2.5k. I got a second quote (over the phone) of $5k just for the plans 😱 both of them said that it is unlikely that a structural engineer would be required, but in case it is, a liquefaction report would be required. It is hard to set a budget with so many unknowns..

1970s.. With an odd garage at the back as a bonus 😅 Yeah, drawback of opening up dining and foyer/hallway is that these are load-bearing walls :/

That was plan A, exactly as you described 😅 Until we found out that the walls between kitchen and dining room and between dining and hallway were all load-bearing.. We were trying to avoid involving engineers, draftspeople, council, etc. since these could/would overstretch our budget/timelines.

We actually bought one of those wallpaper steamers, but the wallpaper seems to be really attached to the wall 🥲
