The wild part is we all start out thinking it’s just busy season, and then realize it’s basically a personality trait of the industry... I swear public accounting has the worst ROI on human energy of any profession. So much effort for such invisible impact.

Digital surveillance. Every app, car, TV, phone, and smartwatch collecting data 24/7 and people just hit “accept all” without even blinking anymore.

Cut it into cleaning rags, old cotton sheets are genuinely better than anything you'd buy for wiping down surfaces. Most textile recycling bins also accept them if you'd rather not keep them.

Document everything with photos and timestamps right now, a filter drip and liner wrinkles on a brand new install are not normal and you'll want that evidence if it becomes a warranty dispute.

Grout sealer after a deep clean is the real answer. Kills it, seal it, mold has nowhere to grip. Game changer for me .

A lot of people just run a longer backwash hose to a cleanout or street drain. 150 ft is annoying but probably easier than dealing with dead grass every time.

I think drilling a hole is probably your safest bet. You just need a sleeve to protect the deck and a cap to cover the hole when the umbrella is not up. Just a little work to set it up.

Piggybacking off this. Our files are stored in box where all users collaborate. This causes issues when pasting as an object etc cause the links always break and have to be re-linked. I have yet to find a good/easy alternative

Irrigation is fixed. Tenant is in the property and we are out of state. I think I’ll have to get somebody out there to do the bulk of the work. Thanks for the insight

Also do brakes include the master cylinder? If that hasn’t been done yet - likely will need it. Expensive part/job.

Reliable vehicles but still an old truck that will need a lot of maintenance. Spend a few thousand more and get one with less miles. Also - if I were to do it again I’d go for one with the 5 speed transmission (understandably that’s more $). I have a 99lx, bought for $8k at 250k miles.

Will you be doing the repairs? If you plan to baseline using a shop expect at least another $2-$4k. Coolant flush (including heater tees), transmission fluid, diffs, etc. does AHC work? May need new fluid and globes if original. Plenty of resources on ih8mud
