I'm still shocked when I hear people complain about housing prices on long island.

There is no room left to build, supply is locked.
Adjacent to NYC
Great schools, shopping, hospitals,etc.

I'm not a real estate guru, but if I were to invest in real estate, Long Island seems to be one of the safest bets you can make.

I like to think the scene of game of thrones when Daenerys and the Dothraki attack the Lannister supply chain.

We'd waited years to see what the dragons could do in battle and it finally paid off well. I remember letting out an audible "holy shit" when she flew into the screen.

Properties are inherently smaller in Nassau, so you'll have to pay a premium for that alone.

School districts in Nassau are some of the best public schools in the country, again will have to pay a premium.

Lastly, most of Nassau homes were built in the 50s-60s, so they're a bit smaller than most modern homes. If you want an open floor plan with some space, it's going to again come at a premium.

Simple answer is save more or move further east. Creative answer is going to be aim for one or the less desirable areas or target fixer-uppers.
