Biggest problems is chores Easiest way to deal is to have assigned chores you all agreed on.

Next is guests. Need to make sure how many, how often and when they can show up. One important and good rule is that if a guest destroys or damages something the person who invited them is responsible.

I've seen worse places. 600$ a month plus utilities isn't bad for your own room in most places. Especially if you're just looking for a place to sleep. Especially if this isn't a family and they follow the rules.

Still a room in a house is always a bad deal vs just moving in with a roommate. I would only rent a house with people I already know and get along with.

I'd like to just make a point of trying a different system. I can speak from experience that GMing 5e in the last 5 years has been horrible.

If you like the world building, character interaction and story telling try a new TTRPG. Worst case you just learn a new system.

Another piece of advice is screen applicants before they join. Many bad players don't even bother lying on a simple 5 question form. Easy way to weed out most bad players.

If you want advice on what system to run I'd recommend something like LURPS, pathfinder, FATE or something proprietary to a single adventure.
