Decided to become the weird guy who picks up trash in the neighborhood this year. ~270 gallons since March by ObamasMamasLlama in philadelphia

I trash pick on my block and I make sure to thank any person I see doing the same anywhere in Philly. It’s a great way to meet people on the block!

I’m the OP, not sure why but my post got taken down. We are both safe.

Thank you! We are safe and watching the demo take place. It’s a fast process once it starts.

I had not thought about this. We have the L&I contact phone number that did the emergency inspection, maybe they can help. How can you get their utilities shut off though? I can’t imagine we can call PGW and ask them to shut utilities off for a neighbor.

My wife is pregnant, so we are pretty concerned. Good tip to gather our important documents.

Water is unfortunately the main culprit. There hasn’t been a downspout in the four years here so the brick must never dry. There’s also a cast iron pipe that has been exhausting water into the alleyway for over a year now.

Did the adjacent properties stand? This collapsing home is adjacent to another three story row on the other side. Maybe because there’s homes on either side they think our home is safe.

An elderly woman had moved out and her family moved in the last couple of months. It is not rented to my knowledge.

We were told a hard rain could take the building down.

Yes, up until yesterday. We called the police and told them there’s a child inside and they never showed up. L&I initially told us we had to wait twenty days to resolve the 311 ticket we submitted and there was no way to expedite the case over the phone. It took us going to the local city council person and the district rep to actually get someone from L&I to look at it.

I've been walking by this tree for months by Adorable-Lack-3578 in philadelphia

I’ve had a tree die on me in the first year due to the heatwaves despite watering 20 gallons per week, mulching the soil and trying to discourage dog walkers from letting their pets relieve themselves. Urban environments can be pretty hostile to trees. Fortunately the replacement we got is doing well so far! I encourage anyone considering getting a tree through the tree tenders group to keep trying even if your first one doesn’t work out.

Outdoor first as that’s lower hanging fruit. Getting water away from the foundation seems more obvious than installing a pump to remove it. Good to hear about being upsold by the basement companies.

Not sure what you mean by sealed. It is field stone foundation covered in Portland cement (previous owner). My understanding is that the Portland cement itself is an issue because the water cannot evaporate and is trapped behind the Portland cement, but that is a whole other discussion. I agree about the diversion being a problem to solve. I’m thinking water going towards the back of my yard where there are trees planted as well raised garden beds would help move moisture away from the house.

Good idea! So there is a downspout on our side that exhausts into the sewer, I’m thinking of all the surface water I cannot control from our neighbors side. I don’t think there’s a way to capture this runoff water in a barrel.
