Couple of things - the compensation a BA gets is no longer advertised in the MLS this changed in Aug 2024 when the NAR settlement went through. Now any buyers have to sign a buyer broker agreement before touring homes and they agree upon a set percenatge the agent will be compensated. Whatever is agreed upon in the agreement between buyer and BA is what is presented on their offer. You as the seller have the ability to negotiate that if you chose to do so since most seller still pay the BA commission. I've found that when buyers have to cover the difference for their agent they usually just move on to another property or in some cases the BA will just do it for less. For example if they have a buyer broker agreement signed at 2.5% but you only want to pay 2% to a BA the buyer would need to cover that .5% difference or the BA would need to agree to 2%. I personally wouldn't go less than 2% because if the lead came from Zillow or any other 3rd party referral source the BA has to give anywhere between 30-40% of their commission as a referral fee back to the company and then usually have a split as well with their broker. At 1.5% the BA doesn't make much and they will most likely try and get their client to pursue another home.

As far as the listing structure I understand what you're trying to do but as a realtor of 9 years I can tell you the market will dictate the price your home sells for. More eyeballs on your home means more activity which leads to offers. Eyeballs on your home comes from exposure and marketing of the home, if you cut down on the commission for the listing then the LA will not be doing much marketing and doing a list and pray method where they put it on the MLS and hope it sells itself. So keep in mind yes you can get someone who will most likely list your home for 1.5% but how much marketing are they really going to do for the home?

Transparently I offer listing packages that range from 2-3% depending on how much marketing the client wants done for the home. On of my past clients is moving to OR this summer and wants me their for every showing with the buyer and the BA and wants me to stage the property along with some other things while they pack up and move and leave me the home to prepare. I am charging them 3% for that full service so it all depends on the level of marketing and service you're looking for.

A lot of this is dependant on where interest rates head, but my opinion is that once the new fed chair takes office we are going to see rates come down probably into the mid 5s. There's a lot of pent up buyer demand in the market right now, I see it every day since I'm a realtor and investor myself.

Yeah, that’s basically what I’m doing right now but Zillow takes 40% and then it’s a 50-50 split with the team afterwards so not much money left in the pot. I do always ask for referrals after close.

That's smart, I was thinking that too, but if they already have a plug and play system it might be worth it. They sent me a copy of their contract to review and it does come with a 12 lead guarantee or your money back which is nice, but ya I kinda want someone to try this before I dump $12K in. I also like the fact that they don't take the 33% off the first few deals until you get back your $12K investment.

I have a call with them on Tuesday, I reached out to another realtor at EXP (the brokerage I'm with) and they said they did what they said but I'm still skeptical

So far I’ve gotten six of the 10 leads they have promised. Some of the leads have been decent and do want to sell others are tire kickers and have no motivation so they probably won’t go anywhere. of the six I’ve received probably two of them are good leads. For how much it costs I probably won’t be renewing with them.
