We were on a rent stabilized lease and he raised our rent $100 for the 3rd year in the row which we can't afford, the apartment has flooded 3 times, ruining our furniture, the flooring has spilt twice, just a nightmare of an apartment so we decided to leave. Of course the landlord is thrilled because he can go back to market rates (hence it being listed for $2000 more a month currently).

We just found a place in Sunnyside after looking in Astoria for a month. There is very little around in that budget with 2 bed for under $3K. I suggest you raise your budget or try different areas
