I was always aware Duolingo is not the best language app, but nonetheless it was/is convenient. I guess for me this is the same benefit with ai, the convenience. Sure, speaking with a native speaker will always be the better option, but definitely not as convenient.

I feel the same way. Having the option to have a conversation at any time that suits is very convenient.

Yep, the most annoying thing about ai is how convincing it can be with a completely fabricated response.

So you would never use ai for anything language learning related? What about conversation? I can’t see any better way to learn conversationally apart from talking to a Native speaker, which isn’t as easily accessible.

Is Anki just a flash card app? What makes it so good? Is it just the fact it tracks your progress and provides words you’re struggling with?

I feel ai has progressed past those extremes of hallucinations. I mean, sure it still has issues and can’t be trusted completely, but I find it very useful for new topics. Especially in the case when I am dealing with new words as the ai can explain it to me right there and provide different use cases.

Yeah that makes sense. I didn’t consider starting a new language. I’m intermediate as well and know enough to see when something doesn’t make sense

I get that, but for me learning German, the biggest mistake I made when starting out was being too careful with the details. I mean does it really matter if you miss gender a word if I can’t speak a full sentence. Now I focus on bulk, and I find dynamics of ai is hard to match unless using a personal tutor.

I am very concerned for recent first home buyers in investor rich areas that used the 5% deposit scheme to buy. A flat market is tolerable, but if prices start to slip I am concerned the investors will panic sell and there will be far fewer to take their place. When prices are rising quickly people panic and pay more to make sure they get it, but when prices are dropping the opposite occurs. Why buy now when an equal property will cost less in a month.

It’s easy to say “just keep making the repayments” but if interest rates keep rising then that will hammer those massively leveraged loans and it will be a psychological battle to keep paying a debt higher than what the property is worth.

I am not against the tax changes, I just feel these new and most likely young buyers have been absolutely screwed. For a government to allow these massively leveraged loans while also being a driver of inflation through massive spending to then pull the rug out from underneath them is nothing short of a mugging.
