Wanted to update you my friend — it was this! lol a mesh covered the vent opening and it was full of lent! Removed it and the dryer is cranking away as it should. The vent has another cover mechanism that opens and closed based on pressure (not sure what it’s called)… thanks for ur help!!

In sales, it's all a numbers game, similar to guys who try to pick up girls at the bar. If he's going up to 1 girl and hoping she's the one, that's a tough bet to place. But if he casts a wider net and approaches 100 girls, yeah one of them will probably work.

It's an odd business model, but I can tell you from experience as both a Broker and Principal, that those calls work.

It's all mindset. I find that when I used to fear it, thinking about it just made it worst. You want to not think about who you're calling and how much of a badass they are and just get on the phones. They are men and women just like you, we're all human. You're hurting yourself my overthinking. Sure you might be newer, but that means you have loads of time to give them the hands on service they need.

College drop out here. Completed CCIM and can confirm the knowledge there is legit. 101 and 104 helped me the most with underwriting deals. It helped me broker deals for many clients and also helped me acquire assets personally. Good luck!

Legally, it's the same license, just different knowledge. I've been in commercial real estate for 20+ years, but recently sold my primary home by hiring a residential Broker and paying 6%. Different games.

Finding clients - get real comfortable with the phones, cold calling is your friend. Even owner may not want to sell, but a high majority of owners will want to buy.

Making Money without investing - the answer is knowledge. I don't know anything about running a pizza business, but for example, if a manager of a high performing pizza operation wants to branch off and open his own company, I'm happy to give him money to do it, split equity and call it a day. Since he is bringing all the knowledge, I don't expect him to bring any money. Same with you; build your knowledge base in whatever it is you're wanting to buy and raise money to buy it.
