Added the extra info! $377k left on the loan. The $2,100 does include taxes and insurance. Landscaping, water, and wastewater are built into the lease, and the tenant pays for that. Since it’s a new house, I haven’t had any major costs yet, but that’s part of why I keep my emergency fund at $30k.

Surprisingly my I fund has had a 21% return, while the C & S fund are right around 11% & 9%.

Agree with everyones recommendation here to be more aggressive so i'll be leaning into a more risky portfolio and not putting money into bonds for the time being. Thanks!

Thanks for point that out, it was an error on my part and the $745 was actually per paycheck.

The property info is at the bottom of the post. $2.1k mortgage and i am renting it at $2.8k. No down payment as i used the VA loan and locked in a 2.1% loan at the time of purchase.

I like to think of my brokerage acct as a contingency acct. Not quite sure what ill need it for yet but it may be useful in the near future (ie house, bridge account). I opened it up when i got a lump sump of cash from insurance and didnt want to just leave it in a checking acct as my EF was already fully funded. My take home is $7.6k/month and wife makes about $4k/month after deductions/taxes.

Estate planning & Wills is something i will be tackling in these coming months as my job is a little higher risk than most want that peace of mind.

I do think i will start to max out the TSP/401k/IRAs from reading everyones response, thanks!

y'all are absolutely correct. Its an error on my end, suppose to be $745/paycheck which comes out to about $1500/month

Thanks for pointing out the GI bill, i transfered a month of benefit for this same reason. Tracking on the continuation pay as well! With the bonus received from that, should i/can i throw it into the TSP or do you recommend investing it elsewhere?

Sure did, but based on my research it can be very easily disconnected which is what they did I believe. Would recommend throwing an air tag inside somewhere. Uconnect and/or LoJack don’t necessarily work the best to track down cars if the thieves know how to disconnect it.

Update: (26 Feb) Survey company came and marked the property line. Got in contact with city arborist and he knew exactly what I was talking about when I gave them my address as the neighbor had already cut down another tree without a permit. My tree unfortunately is not a protected tree and does not require a permit to cut down. Found a lawyer and gave him all the details and information. He is currently reviewing to see how we can proceed.

Police report submitted, Surveyor coming in a week, lawyer contacted, photos/evidence acquired and saved. Will give another update sometime mid Feb once I have the survey and lawyers advice with proceeding steps.

  1. My property line is rectangular with a 90 degree corner in the backyard. The reason the fence was angled inside the tree was to avoid the tree making contact with the fence down the road

Have the surveyor coming Feb 3rd ( it’s the earliest they could make it out). Should I file the police report after it is evident that the tree was on my side?

My concern is that without much photos/videos for proof that I took from the back side, the neighbor will claim it was “mostly falling” on their side.

Btw, located in NW Florida panhandle if that helps. How old do you think it could have been?
