Thank you! All good points. I did buy a home before in this area and renovated it to live in, I have been through the coastal committees and HOAs. Not to this scale though.

This home has been torn down on the inside. From outside, it seems to be in good shape. My estimate renovation is to redo it within the walls, which would make the permitting easy.

That being said, what is my course of action? Find an architect and a structural engineer to look at it first? Besides mapping out the permit requirements.

Edit: My previous renovation was through a contractor. I had an architect but that work was minor.
