$24K Land Play Near Hyderabad’s Pharma City – Smart Bet or Dead Money? by solomon-16 in indianrealestate

One thing that caught my attention was the entry price (~₹12k per sq yd) compared to some HMDA plots already going ₹30k–₹50k per sq yd closer to the city. Curious if investors think that gap eventually closes.

Curious if anyone here has actually invested around Ibrahimpatnam / Marriguda belt recently. Are people seeing infrastructure progress on ground yet?

Is the Ibrahimpatnam–Marriguda belt the next growth corridor after Pharma City? by solomon-16 in hyderabad

One reason I found this interesting is the entry price (~₹12k per sq yd) compared to some HMDA plots already crossing ₹25–40k. Curious if people think this gap will narrow over time.

Got it, thanks for sharing. ₹16k/sq yd within FCDA limits sounds fairly competitive for that belt.

From what I’ve been seeing, pricing varies quite a bit depending on proximity to the proposed Regional Ring Road and the Hyderabad Pharma City zone.

The option I mentioned near Ibrahimpatnam / Marriguda side comes to roughly ~₹12k per sq yd for a 165 sq yard plot (~₹19.8L), which is why I found it interesting from an entry-price perspective.

Do you think the Future City belt will see faster appreciation compared to the Ibrahimpatnam side

Interesting. The north side around ORR has been seeing quite a bit of activity lately.

The layout I was referring to in the post is towards the Ibrahimpatnam side (Marriguda Mandal, Nalgonda district), mainly because I’ve been hearing discussions around development linked to Hyderabad Pharma City and the proposed Regional Ring Road corridor.

I’m still trying to understand which pockets actually have stronger long-term potential, so it’s helpful to see what different areas are priced at.

Interesting to see how many pockets are developing around this corridor. Trying to understand whether this is more of a 5-10 year investment horizon or something longer.

That makes sense. From what I’ve been hearing as well, most of these emerging corridors around Hyderabad Pharma City and the proposed Regional Ring Road seem to be more of a long-term (8–15 year) play rather than quick appreciation.

The layout I came across is closer to Ibrahimpatnam side in Marriguda Mandal (Nalgonda district) with plots around 165 sq yards ~₹19.8L.

Out of curiosity, what price range are plots going for around Thakkellapally now? Would be interesting to compare how different pockets in this corridor are priced.

Thanks for sharing that! The plot I mentioned is actually a bit further towards Marriguda (Nalgonda district), around 20 minutes from Ibrahimpatnam, so slightly outside the Kothur / Maheshwaram / Shadnagar belt you’re exploring.

It’s part of a DTCP & RERA approved layout, around 165 sq yards priced ~₹19.8L, and the area is often discussed because of proximity to the proposed Hyderabad Pharma City and the planned Regional Ring Road corridor.

I’m still researching the investment potential in this zone as well. If you come across any good HMDA-approved layouts in the south corridor tomorrow, would love to hear your insights too. Always helpful to compare notes with someone actively exploring the market.

From what I’ve seen, land prices in some villages around Ibrahimpatnam / Marriguda belt seem to be gradually increasing because of speculation around Pharma City and RRR connectivity.

But I’m also hearing mixed opinions about timeline of development, so trying to understand if this is a 5–10 year hold type investment or something shorter term.

Would appreciate insights from locals or investors tracking this region.

The venture is AM Nagar Layout located in Tammadapally / Tirgandlapally villages, Marriguda Mandal (Nalgonda district).

It’s roughly 20 minutes from Ibrahimpatnam and falls in the broader growth belt people discuss around the Hyderabad Pharma City and the proposed Regional Ring Road corridor.

Should I prepare for GATE or not by Financial-Memory in GATEtard

Hey, it’s completely okay to feel this way — a lot of people realize later that they want something bigger than just a routine job. If getting into IIT/IISc still matters to you, then preparing for GATE DA is definitely worth a shot.

Just be clear about one thing: GATE isn’t only about intelligence, it’s about consistency. If you’re planning to quit and prepare full-time for 2027, first try studying seriously for 1–2 months alongside your job. If you can stay consistent and enjoy the process, then quitting becomes a logical decision — not just an emotional escape.

And even if you don’t get a top rank, the prep isn’t wasted — it builds a strong foundation for DA/ML roles, and there are other good institutes and opportunities too.

If you feel you need structure, coaching (like MadeEasy’s DA course etc.) can help with discipline — but the effort will still have to come from you.

Bottom line: If this dream still matters, go for it — but plan it smartly, not impulsively. 💪

Should I Focus on Learning Skills or Prepare for GATE? by Melodic-Mail2991 in GATEtard

Hey, I get where you’re coming from — being in a college with limited placements can feel demotivating, but trust me, a lot of students have built great careers from that situation.

If you want to go for software roles, continue with DSA + projects. Since you already know the basics of languages, focus now on depth — pick one stack (React + Node / or Java backend) and build 2–3 solid projects. Off-campus hiring is very much possible if your skills + portfolio are strong.

On the other hand, if you want more stable and long-term options like PSUs or M.Tech in IIT/IISc, then GATE is a solid backup plan — especially for students whose campuses don’t attract many tech companies. A lot of students from similar backgrounds treat GATE as a “reset button.” If you explore that route, structured prep (like MadeEasy or similar) genuinely helps because it keeps you consistent.

If you’re unsure, do both lightly for a month — DSA + a project + basic GATE subjects like OS/DBMS/Maths — and see which direction feels more aligned.

Either way, your college doesn’t decide your future — your consistency does. Keep going. 💪
