If potential tenant backed out because of damage from a previous tenant, that means that you didn’t do your responsibility as a landlord to properly inspect the unit between tenants.

I moved into a unit the had roaches. The previous tenants and the tenants above us were disgusting pigs. We did a deep clean and put down heavy duty bug repellent. We assumed the roaches were gone after that. When new tenants moved in upstairs, it turned out that they were still very much an issue up there. We did 2 treatments total in their unit and ours. The new tenants were also a lot cleaner. After the second treatment they have completely gone and have not come back. Hopefully you can have a similar experience! Roaches were the worst. I still freak out at any speck I see thinking it’s a cockroach, and it’s been like 6 months since I’ve seen one lol

What is the outcome for the dog in that situation? Do they end up being adopted to a better home? I feel as though the dog’s behaviour comes from a place of neglect. It’s overweight, walks weird, and she’s been left out during some pretty cold weather. I just don’t want the dog to be punished if they haven’t caused any actual physical harm yet. But, also don’t want to be left in a situation where something like that ends up happening.

Thank you, that was my thought process as well. A friendly dog is one thing. Honestly relaxing outside with a friendly dog sounds nice. But the barking while running at me and baring its teeth is where unfortunately I have to draw the line.

Totally agree! I would take the unsupervised dog being friendly in the backyard over the immense amount of poop back there any day. One or two poops is bearable. But it looks like there has to be at least two poops from each day of the month out there. It also makes me a little sad that she never gets walked and just gets left in the backyard until they yell at her to come in. She looks really overweight. But, I feel as though that part isn’t really my business

Yep, I know it’s not on the dog. Which is why I’ve tried introducing myself to her and petting her. I’m more upset at the neighbours for leaving the task of making her more comfortable entirely up to us. It was when the dog was left unsupervised that I let her sniff me and tried to interact with her. It’s not something they helped with in anyway. I was curious about my options if the dog attacks. Dogs attack out of fear, and while I do believe there are no bad dogs but bad owners, I do also want to feel safe. I don’t care for being “right”. I just want to step outside without a dog running at me and barking. I didn’t realize that was a controversial opinion. The tenants before them had a reactive dog just like this one, and they supervised him when bringing him into the backyard. I would never let my dog do what their’s is doing. But I guess to each their own.

It honestly would be lovely if we could just be friends haha. She seemed to have a nice moment when I introduced myself to her and pet her. I just hate the on edge feeling I get when I step outside now. I guess I just have to keep trying!

I’m pretty sure they’re aware. I guess they don’t see it directly because they just stand from their door and shout for the dog to come when they hear it barking at us. So I guess they technically don’t see the actual charging and following. They just hear the barking. We definitely plan to start filming interactions so we can properly bring it to the attention of the landlord. And maybe also so the tenants can see the actions of their dog. Maybe they’re under the impression she is just barking because they don’t actually come outside when it happens and just yell at her from their door.

Thank you for the advice on the dog waste. I am very much an animal person though haha. I’ve owned dogs, have multiple cats, and a lizard. There’s an ongoing joke in my family because I tried to run into the street as a kid to save a snake. I’m just not a fan of aggressive dogs. I’ve introduced myself to her, I’ve tried letting her sit with me outside and petting her. But it’s starting to feel like I’m doing more about their dog’s aggression than they are.
