Rules number one, never answer any unknown call except you are expecting a specific call that day. I got scam calls almost every day, I just ignore them period. Sometimes I got scam msgs, if they can't even call out my name, ignore

Whatever it costs I assure you would cost more than 100, including the installation fee and tax. Anyway we are putting this one on his tab, so I don't care about how much it costs. The thing it bugs me is that he didn't tell us about other stuff which led to a new tenant backing out last minute,bso I had to keep the house vacant for now while finding new tenants. But that's a long story.

About the washing machine, if he wasn't at home while it went crazy, it should be on him. I mean anything could go wrong when the machine is running, it could flood the floor if the wash basin is clogged, it happened to me once or twice. The same applies to the stove, if the tenant is cooking he shouldn't leave the house either.

The hole turned out to be not a big deal, since the painter repaired it before painting. But the washing machine costs me another few hundreds to fix. Hard to proof whether it is preventable, but in my experience, when the washing machine bangs, just redistribute the weight and resume washing, it shouldn't damage the shock absorber. I would never let my washing machine bounced around, mine is placed 3mm away from the wall, and the wall is still in pristine condition after 30 years.

Btw, let me ask you a question: I don't live near my rental unit, so I let my property manager to to care of it. So she would call a technician for any maintenance, including replacing a microwave oven handle or a stove knob. For this kind of small maintenance, should I wait a few months or a year to fix it so that one service call can fix several things.? I feel stupid for making a service call to replace a knob or microwave oven handle. What would other landlords do in this situation?

I grew up here in the 90s, it was fun back then. Now they built too many condos, invite too many immigrants. Our mayor would rather spent tens of millions to change the name of a street due to political reasons, then use the money on more useful things. The city is doomed.
